    I was in Albania for 2 months while waiting to get into Georgia and it was awesome!! People are so nice. Tirana is underrated for sure!!

    I'm Albanian and I live in London. Yes of course Albania it's not at the same level as Greece or Croatia but still it's a cool place to visit. It's a bit messy but that is the beauty it's different to Spain and Greece and Croatia where everything is in order. I've been in few places around the world but I still go to Albania every summer..It's beautiful bit rough but people are nice. Plus it's not dangerous as people think. Listen I've been to Jamaica coz my wife is a Jamaican and bloody I couldn't rent a car and go around the country coz people saying it's not safe. At least my wife comes to Albania and we travel all ova and we have no problem..🇦🇱🇦🇱🇦🇱🇺🇸🇺🇸🇬🇧🇬🇧

    Bla bla bla. Have you ever been in Albania? You have to double or triple check before payment in Albania. Because Albanian land records are always problematic. You may see many owners on the same property. It is very headache. Do not buy any property cash. You always have to buy with a mortgage. If you are using a mortgage, banks are very sensitive about land records. If the land records are unclear or problematic, banks will warn you immediately. I strongerly suggest you never pay cash to buy any properties.

      Who can you trust to give you the accurate land records??? I want to pay cash for my property but i don't want to get screwed over as you mentioned? Are there services that can help you assure you are dealing with the correct owner of the property?

      Don't be stupid! Every buy or sell property in albania is completed only through notary office and the banks. Zero possibility for troubles.

    As an albanian investing in the coastline is really smart decision. The albanian gonverment plans to invest a lot to renew the infrastructure which will bring the value of this properties up.

    My grandfather fled Albania in 1905 to get away from the Ottoman. He snuck into Greece and came to America on the SS Gerty. Now that America is headed towards socialism and collapse I am considering going back to Albania.

    One thing you brushed over Andrew, is that there is a real issue around getting proper title. Right now there are some foreigners in Saranda who dont even know they dont have valid title to their property. Because not only the developer but also the notary and the lawyer played together. So yes, if you like the place why not buy. But high caution recommended.

    I own a property in Albania and I would say that it's a mixed bag. On one hand you have a very inefficient social services. On other hand - prices are still quite affordable.
    Not sure if I'll buy another property here, but owning a studio or apartment here is fine. Even just for summer months and vacations.
    Although there are many areas where Albania needs desperate improvements.

    I love Albania but DON’T buy houses in Saranda, come August to May, Saranda is like a dead town with many apartments still empty and I know a lady from Tirana trying to sell her new apartment for years and it is still sitting there. You cannot resell because even the builders can’t sell off their new apartment that are sitting there for over 10 years. There are too many apartments and demands are low and not a good place for AirBNB only in the Summer for 2-3 months the place is busy.

      I was there in September 2020, if I wasn't stuck in Canada right now I would be going back pronto...the amount of different landscapes from north to south are breathtaking and the food is mouth watering :) The roads were great and lots of maintenance and new roads being built...

    you can buy a beach front property in albania with sun setting view for less money then a toyota camry. definitly buy as much as you can but theres always risk of instability in the region and the risk of government confiscating foreing property. It has happened in the past both scenarios so es a good value but also some risk.

    As a place to live is like meahhh, as a place to relax is great, people are good, government is garbage but the real estate market is definitely rising and in summer all places are full, but you still need to be present in all season to visit it and don’t forget that in albania we mostly use cash( we are slowly getting in cards😅

    If the rental return is really low to non existent.. given people can rent something much nicer for very cheap.... is it worth buying a basic box that is difficult to resell and comes with maintenance costs? Genuine question...

    My friends don't waste your time. You will get what you pay. If you are coming in Albania with the idea of buying property in these price levels, than you are at least 5 years late. It is an agent with 15 years of experience saying it.

    My wife of 25 years was born there and escaped from the communist regime .. most of her family still lives there .. people have very short term memories of the horror that tool place there .. something that terrible is always still lurking under the surface

    Yes it's becoming a Good Options when regular houses( not estates) like a 3 bedroom house going for 1.5 to 2 million dollars; we kept renting amdcrents and also house peoce went Insane we fear of becoming homeless; the rent for a 2 bedroom in Toronto area going for about 2000 to 2100 a month;

    At those prices you can buy 2 smaller apartments. Combine them into a nice size place with a little renovation and live very well on the beach for 100k. You're not doing that anywhere in America for the same price.

    Why buy the cow when milks so cheap. Rental in these places is peanuts & your not stuck with neighbour & locality issues . Then throw in building faults & Title ownership problems & you’ll have fun selling it.
    It’s a good feeling knowing your capital is doing well in a blue chip safe haven investment fund & your paying peanuts in rent & can simply toss the keys back to the owner & let him worry about fixing the toilets.

      Yes and no. The reason you pay more to rent some places vs another is the fact that 1) Newer buildings need less maintenance but are more expensive 2) Cheap apartments no matter where they are typically owned by Cheap Charlies. Fix your toliet? Not a chance or he might, depends on a equality cheap 3rd party labor likely a relative to fix your broken whatever.

    I believe in Albania. I've heard so many good things about the country and about to head there myself.     At which authority are land and properties registered with in Albania so buyers can check if everything is okay with an apartment before acquiring it? Faleminderit!

      it is not true at all, the moment you decide to buy the apartment, you have to go to the notary, which is responsible both for the money if it is controlled, but also for the property and the apartment. But for foreign citizens, I would always recommend to look at the agencies' websites the real estate.

      @@klwthe3rd Albania still has some of these properties whose owners have not received the property certificate
      Because the builders either ran out of money and left it in an unlivable condition or built more floors than the permit given by the state.But in the moment they are listed on the market they are divided into two parts 1 in the process of legalization 2 there is no legalization but the best thing is not to risk and not to buy any of these properties even though they are cheaper. And if you want to legalize it is tiring plus EXPENSIVE.
      But as I mentioned, it is best to go to real estate offices because they explain and take responsibility for the properties they have in hand. There are two main offices, Future Home and Century 21, then you have remax, etc.If you have any questions, tell me

The only problem is that the main agencies probably only deal with expensive properties. I really want to get an apartment or cheap home in the $20,000 to $30,000 range. And nobody talks about if you can buy property do you automatically get a residential permit. What good is it buying property if you can't remain in the country to live in retirement.

    That's nice. I have a friend that's been to Albania and it's one of the most corrupt places on the planet. It would be like buying property in Nigeria, maybe slightly better. So Andrew usually I like what you have to say but you need to do a little more research on Albania.
