    I've been watching Samuel for a quite sometimes ... My credit score is crap and struggling for a deposit however looks like summer 2019 I'll be on my feet again and I'll calling you for help to invest in properties or I should say a property lol

    Sam, in your experience how likely is it to say lightly refurbish a 4 bed HMO add about 10% value so that you could refinance and recycle your money? Ie 100k property with 25k deposit, 5k refurb, 3k fees , revalue house at 110k and refinance at 70%LTV. Meaning a 33k cash recycle.
    Is this easily possible? I've only ever done heavy refurbs to sell, flipping property is much more simple, good profits but I think I need to start building a portfolio along side my developments to bring in steady passive income. This seems a good option as building is my main trade.

    Great interview Samuel! Although i didn't quite understand how the couple left £5,000 in the deal when they sold the [property, would this mean that they lost -£5,000. Could you please explain exactly what he meant? Thank you.

    Hi Samuel, quick tax question. If you refinance on a property you've bought with cash, can you then claim mortgage interest relief, given that the mortgage has not been used to finance the purchase of the property? Holiday let so no section 24. Thanks!

    just a question plz anybody...... I dont really understand if i buy house for 20k suppose on 100% finance and then do a refurb and get it appraised for 30k. My mortgage on that was 20k to begin with now i call pull out lets say 80% of that 10k which is 8k....... now i have re-mortgage of 28K- hw is that gud idea? or is it correct? im really confused. im pulling out money which i have to pay back??

      I belive when you refinance the property ideally you get back all of the money you used as the deposit andbrefurd costs back as a new mortgage then you rent it out to cover mortgage payments, meaning you don't pay the new mortgage yourself and you get your initial outlay of cash back to use on your next deposit + refurb

    Is there anyway I can have a quick word with you bro , it's to do with a house left by a family member who past away and I want to buy the property but I haven't got a clue how to do it , there's a few problems along the way, the house is worth around 285 thousand,

    Just a few questions for when doing a deal like this:
    Why would you pull your money back out of the property to then go on to pay a mortgage which values the property at 75/95k? Surely going on for a mortgage referring to the properties original value would work out a much better deal?
    Why use a bridging loan rather than going straight to a mortgage as mentioned above? WIll you not incur more interest fees by doing this as opposed to going for something else straight away?
    Thanks for any help.
    EDIT: Watching the video further I've come to understand why you wouldn't go for a mortgage immediately - due to the condition of the property.

      Kurtis Taylor the amount borrowed is the same regardless of the property value... albeit if you pull your deposit back out of the property you will effectively borrow the deposit too... but the repayments / interest on this are small and will be paid for by the profits from your next deal which you can make with the cash you pull out.. hence rinse and repeat!

    I want to go into property I have the cash and plan but need someone on the inside to guide me I want to purchase my first property in London or close to.       You refinance and you still have to pay the bridge off and rehab. Your not going to be left with 20k bc the banks will only loan back 80% so I don’t understand why they making it seem like they

      I believe he was referring to if they had rented it out at 75% LTV. Though he was still a few k off, it was an estimate off the top of his head.

      That's what I was thinking. Had to watch that bit a couple of times, still not convinced that he was still working on the hypothetical scenario of them refinancing at 75% LTV. Maybe a slip of the mind what with being in front of the camera.

    If you were to rent from a landlord and then do it as a SA could you use a AST contract or does it still have to be a property management contract? After all, there’s only one contract involved in the whole strategy right..? Tenants come through booking.com

    7:38 - 8:50 I don't get it. They bought for £50,000, spent £15,000, sold for £95,000, and left £5000 in? Either I'm missing something, or that doesn't quite add up... Does anybody fancy explaining this to me, because it sounds like he's making it up as he goes along.

      Thanks for responding rather than just deleting my comment. Re-reading it now it does come across more hostile than I intended, I was only looking for clarification. I didn't mean to take anything away from the strategy, it certainly seems to make sense and isn't the first time I've heard of it. I just get a little cautious when someone starts talking about their mates "Joe and Jane". But you're the one financially free, I'm the 25 year old working 9 to 5 and living with parents, maybe it isn't my place to say what works and what doesn't.

      Samuel Leeds it sounds like he's saying 25k profit, on that so maybe left 5k was about the tax liabilities.
      otherwise he seems a very seasoned professional in property and everything he's talking about is very logical.

      Not hard. Say £50k with 25% deposit so £12.5k plus about £2.5k legals , valuation , stamp etc so say £15k. Then £15k return so total in so far £30k. Now say is approx £100k revaluation so 25% deposit and pull rest out leaves £30k - £25k so only £5k in. Not hard!
