    From a landlords point of view...
    A lot of comments talk about how I should have spent more money making it a much nicer home.. Yes i could have put in tile flooring granite counter tops sky lights all new windows new bath tub, But that would make for a poor investment I could have spent another $10,000.00 but our market at the moment will only allow me to rent this for $450.00 a month.
    And spending another $10,000.00 would not have changed that fact... and the couple that rent it is happy with there home... and that's what is most important .

      I think it looks very nice!! Great job! I really enjoy this. I wish I could live there, I love mobile homes. I have lived in houses, apartments, efficiency apartments and trailer and my most favorite place to live, is a trailer.

      you did absolutely right by not adding tile in a mobile home. It would turn into a cracked mess.
      You did excellent work!
      It is a rent home people. People love in rent homes temporarily most of the time and so its different than living in it permanently and spending the money. on making it your personal dream home

    I'm living in mine it's 23 yrs old an had the original carpet n walls OMG I got a lot of work I bought it off of a hoarder it's a massive 3 bedroom 3 bath I bought it for $500

      lucky i got mine from an old lady, all i had to fix was a small piece of flooring to even it out for new carpet, other than that everything else being working fine and since im a minimilist it looks way bigger than what nit actually is

    We did the same thing with a 1977 mobile home, but we installed half inch drywall. MAdea huge difference! For under $2k more, it looks like a regular home inside.

      The paneling is the main thing I don't like about mobile homes. Drywall is a great idea

      Expanding my skill trade has been key to building wealth. Quality folks sharing on RUclips has earned me solid value while working on my properties. I'm near end installing new HVAC air flow map duct system. Rats tore and water damage tore everything up, but now like new with 220% higher value of my 2010 purchase price + $50k and my 6 month rebuilding labor.

      Property I speak of is a '96 MH on private gated acreage with huge 4 car garage in Sacramento. Owning land is the way to enjoy full value of MH homes. Renting tiny lot has too many restrictions, but is low cost MH living that meets needs of many.

      Kevin Caudill All that work and you left that green tub in the maters, Lowe's sells tub and tile paint. You could have painted it white for about $70. Yes it peels, just reprint it every time the tenants move out.

    I've got a 1979 3 bedroom 1 and a half bath mobile home that I paid 5,000 for. Someone had obviously attempted to spruce it up because it's got nice paint in most of the rooms and the main bathroom had been redone albeit badly but it looks nice at least. I think regardless of the fact that it still needs minor structural and electrical work we got a hell of a deal. Only pay $225 lot rent.

    I want to thank you. I have an opportunity to purchase a 1985 Fleetwood mobile home on 2.04 acres of land. I have the skills (trained for it in technical college) to do all the maintenance on the home. It is only about 10 miles from where I live. Your video has shown me that I can take this apparent lump of coal and turn it into a diamond. I should be able to rent it for 2 times the cost I am getting for it. Thank you for helping give me the confidence to tackle this and build for my future. Thank you so much.

      i found one for 4000 and i think i will do it..grew up remodeling with my dad so most of it i can do with his help..plus i live in rural texas where mobile homes are popular

    Beautiful! I love the curved configuration where the vinyl & carpet meet. And I love, love, love the striped carpet. I can just imagine how clean-smelling it is. Thanks for saving the green tub, too. Everyone should get to bathe in a green tub at least once in their lifetime. 🥰

    Wow! Looks great and your investment will really pay off! Not sure what area you're in but the area we live in, 6 years ago was about the same rental price you quoted on your video. Now, the same mobile home in our area rents for $1000.00 to $1500.00 a month, based on mobile home park or private lot! Congrats on investment and wise choices!

      Servo tiny houses are a lifestyle choice about living without much in the way of personal possessions. Just a different demographic.

I'm getting a 1974 14X70 Holly/Park that needs some work, not nearly as much as this one mostly kitchen work and carpet replacement. But this looks very promising for me! Thanks for sharing :)

    Yinz did a great job!! Rent there is really cheap. I own my trailer but rent the land for $250.00 not in a trailer. Before we moved our lot rent was $400.00 in a trailer court. I wish lot rent was cheap like that in PA. But, I can't believe the before and after pictures. It doesn't look like a 1972 trailer. Awesome job!

    I give you props Kevin, what you did with only $3k is amazing. I hope your renters will appreciate and take care of it. (those before photos were scary) In the end though, all it takes is vision ... that and knowing the right suppliers. Thumbs up and thanks.

      We have bought properties so bad inside the the realtor would stay outside would not dare walk inside because it was so bad.. But those make the best rentals after cleaned up and fixed up.

    Dude, very nice work. I'm Darreld, I just picked up a 1988 24x52 modular on Craig's list for ya...... Free. I will be moving her and fixing. It is structure perfect. All mechanical is in good condition. Your reface is excellent ammo. My wife was questioning my bite on this . Showed her what can happen. Don't know why, I'm a tricking finish carpenter. Not sure she understands what that means. So I'll show her. Nice job man.

      @Julian#1 Idk about The farm life but I been working on my 1972 single wide/homestead for a year and it's still getting there but if you want it all done right it takes time and when you try to save the most money you take time to do the research so you can DIY.

    When I was a newlywed in the mid 80's I loved MH's so much I'd go shopping for them ( I did know my husband would probably never buy me one tho ) and I walked into one dealership and the sales office trailer was so wonderful I wanted that one. I can't even describe it and when I asked can I get this model they said No this is a '78. My uncles brother worked at that very dealership thank God he didn't recognize me since I wasn't buying. I'm newly retired now and if I ever moved to Central or South Florida I'd get one in a hot second. Our town won't allow in town parks now so it's either country living on land or run down county parks. Sad.

    The main problem with mobile homes, correct me if I'm wrong, is that they are depreciating assets. I guess if they are cheap enough they make sense for the monthly cash flow but in the end they aren't worth anything.
    Nice job on the fix up and looks like you made smart decisions with the remodel!

      "it was on sale" that's not a lot of carpet... how much money did you actually save? 50 bucks? as a landlord myself "it was on sale" isn't reason enough to make bad decisions.

    How was the roof though? And the plumbing, water heater, furnace, cooling system, bathroom, kitchen appliances, etc.? The interior stuff like patching a hole and getting a new floor is nothing.

    Can't believe you kept that bathtub! And I'm not sure how that stripped rug will work with most people's furniture. But you cleaned it up well, I'm sure you probably just need a woman's perspective next time.

    My Husband and I are buying a Single wide for $12,000 in California , Its a Fixer upper , I am Very Thankful that We will not have $3,000 Monthly payments for 30 years, NO Debt . GOD IS GOOD

      That's great news big houses are over rated you just have to fill them up with stuff you don't really need. We live in a 350 square foot motor home 6 months out of the year.

    I was hoping to find out how you demo a kitchen. I have a 1963 mobile home in Florida and need to remove kitchen cabs. Any suggestions? It would be much appreciated if anyone can give me the information. Do you sledge hammer it out? Cut it out with a saw or do you do another way?     good job, didn't catch where you are located, but here in mass, that would rent for maybe $800-$900 per month... it's dang expensive up here, lot rents run $375 to $450 average, some higher... just depends

    I have 21 mobile home park and I just finished fixing up the 1st one. (Looks great) But it cost me over 15k al in all. How in the heck did you do this for under 3,000? My linoliem floor alone was 1200 and the carpet was 1,300, new stove 450, fridge 400, breaker box 1,300, No window? My window cost over 1,400. Nice job though!

      Where are you located? Go on a site like Alibaba and do small bulk or something. I'm in Texas so building materials readily available and inexpensive but location means a lot.

      Me and my wife started slowly renovating our place old landlords were cheap and never fixed anything. New people bought it which were renting to own now and we bought new flooring for livingroom and hallway for around $300. Peel and stick which i put liquid nail under. Looks like redwood flooring and it looks great.

    I’d like to know where this is at that the rent is $450 and only $90 lot rent. That’s a great price! I’m in AZ and the prices are sky high! I love what you did with the place. I live in the almost identical mobile home but am a renter so I can’t remodel like I’d like to

    how much was your overall cost I'm about to fix up my trailer and it needs Patchwork and the floor and a window is leaking so we gotta fix the whole entire window sill and put a brand new window in it

    Here in Maine you can't sell or move a mobile home built before 1977.That's when HUD started regulating how they were built. Older units are a considered a fire trap.

      I understand some of the old ones had aluminum wiring that caused a lot of fires

    Kevin, I don't know what state you're in, but I'm wondering if you had to pull permits? Since this MH is so old, it's out of the HUD range--right? I want to do a minor kitchen remodel and the state I'm in is telling me I'd need engineered plans for a 1972 mobile that isn't tied down.

    Interested in how you "chased the electrical"?? I've got almost an entire wall in my kitchen that now has all the outlets non-functioning. Other than tearing out all my walls, how does one go about doing this??

    People are so mean..jeez.. I think you did an awesome job! I dream of owning land and turning a trailer into a brick home one day soon. People from my father's town in SC have done it for years. Some started off just like yours and now they have multiple floors.. spiral staircase..just amazing what you can do with an old trailer home.. Make that money honey ✌

      Doing work on a trailer home is extremely easy and anyone can do it 1 step at a time just start from one end and work your way down and learn what is needed as you go I’m doing my first renovation ever myself so far so good

    Wow what an amazing before and after. Bravo to you! Could you tell me about the wood (looks like 4x8 sheet) floor in the 1st room you show after the remodel? I haven't seen that before. Also if you have any tips on how to get the carpet cheaply that would be great. Thanks for the great before and after video.

      +Carrie Allen I used the cheapest paneling at Lowes about $12.00 a sheet, and just cut out the bad sections of paneling and nailed up the new. The new paneling had gloss finish to it so I used PVA primer bought at Lowes so the new paint would stick to it. Used a good quality Valspar satin paint, neutral color. I always get my carpet cash and carry to get the best price, carpet was $6.50 per yard vinyl was $7.00 per yard. Then I hire a carpet guy to lay it for me on the side. If it is just a small room of carpet i lay it my self But i leave laying Vinyl to the pros. Another tip the inside of the windows are bad to rot out do to the single pane windows that sweat so bad, so i get the cheap 1" wide trim that is made out of a hard foam not wood. Use 1x3's to trim out the windows and paint them Semi gloss white to give the room some pop. If you have more questions give me a call my cell 606-875-0125 east coast I stay up late.
