That’s where I get confused. If the buyer sends the money to title company, how do I get my $20k when the seller gets their $300k. That part confuses me. Who gives me the $20k? The title company? Because they see I had the seller under contract for $300k??? Please help me understand that part

A friend of mine is selling me her brother's house he passed a few years back it is the oldest house in a nice neighborhood. The houses on each side of me sold 160, 000 and 140,000. I'm buying mine for $20,000 I still have 15 left I would like to put another 15 into it for repairs and sell it for 120,000 but I would need a loan to do that and I don't have good credit

Direct to seller is the best bet, the MLS is not a good way to go that's like going to the supermarket and buying oranges and trying to flip them. The investor don't want deals on the MLS, they can find that on there own. Just go door to door or cold calling and mailers be the best bet.

Then you can post this of FB market for $125k and someone reaches out to you and the $25k is your profit. Obviously you have the run the numbers so they’d know how much they will make on the $125k investment. You ever seen those signs “we will buy your house cash” same thing

What happens when the investor cuts you out and goes straight to the seller ?
Investors wants deals! So there is no reason to go to the seller. Then you find out and I lose a source of finding deals.
Agreements would need to be signed before you offer services for sourcing deals
The contract and one other little know action would protect you.
They might shaft you but not him.
If you have the originally signed contract signed by the seller..you will get paid your commission 😅
