i think the lore is that a deppresed girl, Kohei, moved into the apartment, however, everyone in the apartment was extremely rude and hated her, priest included. her mom sent her two letters, which are the ones we see in the trash bin and de dog's mouth, the letters that pop up in the aparment doors are the experiences Kohei had with that certain resident, eventually, Kohei had a psychotic attack and killed everyone in the apartment, so that was the person at the end of the game, it was Kohei after k1lling everyone, but that's just a theory- A GAME THEORY. I... don't know what the fridge represents though... maybe the coldness she showed to the residens?
Actually its a guy. If you see closely at the gameplay when Case found the dog with the letter, a guy runs towards to the entrance where Case went to take the packages. The girl that appears in the room 305 is someone who Kohei meets during his stay in the apartments like all the people whom Case delivered their packages. Eventually all the residents were really rude to him and he became more and more depressed until he finally exploded and killed everyone as you said. You played the role as a delivery man and experience all the thngs Kohei experienced before.
If I was the delivery man and I was being passed around to talk to the priest and middle man cash transaction for them, I would just leave the package at the front door and mark it as delivered.

The residents and the landlord would have been involved, but they hid his death and kept collecting his welfare payments. If you collect enough things, like from the flowerpot that fell and read all the letters, then when the delivery man gets to the room he'll know exactly what's going on. He will call the police, who will come and arrest everyone. This is ending 1. Ending 2, which case got, basically is where the police didn't come, so the ghost took revenge into his own hands, and ended everybody. It's possible that he didn't hurt the delivery man, but that's debatable. Once the ghost got angry, it might hurt whoever got in its way.
