O, PSA, PLD, FRT, VICI, DLR, STAG, and I really love SPG but I know there’s a lot of concern about retail and shopping centers. What’s your thoughts on SPG? Personally, I feel shopping at a physical location will always have its place. It’s an experience especially with their credit A tenants.
Great video, REITs are fantastic investments during high inflationary periods given real estate appreciates in these periods. To that end, my main REIT is Realty Income, but STAG and STOR are both positions I am currently building up to catch up to my position with O at 100+ shares!!
Ari - Thanks for watching! Definitely cannot go wrong with O. Some REITs are trading at sizable differences than they were just a few weeks ago making a lot of positions look appealing as we fight to get through the remainder of the year and next year. A recession seems to be heading our way if we are not already there, so it is imperative to focus on high-quality.
@@MarkRoussinCPA I'm debating between PSA and EXR (Extra Space Storage). What's your thoughts on EXR? They're the second largest self storage company and have been performing better than PSA.
@@HeimMusic I really like the self-storage space, as it is very resilient. I have owned PSA for a long time now, although I do not own as much as I have in the past. I have however taken a new stake in CUBE in recent months which I would like to add to.
As I mentioned, this is not an ALL inclusive list. These are 10 HIGH-QUALITY REITs and there could be many others that could make this list as well, so do not get confused by that. Curious though as to what REIT you are referring to.
Do you think SPG will underperform ? Less and less people are going out to malls as online shopping has gained a significant amount of the market share. Plus all their biggest tenants are having financial difficulties right now.
They are the best in the business and these sales per square foot continues to grow. People are going out less to crappy malls but people still like to shop in person at SPG malls
Yes you are correct, more so referring to the track record. VICI has only been a public REIT for 4 years. The past 3 years we have seen a DGR of 8%. Thanks for watching!
What is your FAVORITE REIT?
O, ViCI, MPW, IRM, SPG
@@tamiltholaikatchi Those are some GREAT REITs right there. I have in a position in all those you mentioned. Thanks for watching.

Tell us when the REITS bottom out, then we buy

8:37 is when we actually start talking about REITs
I believe in the future being brighter for buyers.

Which site do you use to see the historical P/FFO?
Thanks for your AFFO insight.
You are welcome!
hello can you please tell what screener is that?

No wpc no stag?
Can't decide between PSA and CUBE! Nice video, thanks!
Thanks for watching! Both great REITs, CUBE does look very intriguing at current levels. Might add a little myself.

If you had to choose 2 which ones would they be? I’m thinking O and Vici
VICI is my largest REIT holding and they have a very wide MOAT, but O is about as reliable as they come, so if you are making me pick one, I like O.
@@MarkRoussinCPA I went with VICI for long term 10-15 years
@@i-Impetuous I do not see any issue with that. Largest landlord on the Las Vegas strip
What are your thoughts on ABR?
I personally do not own any mREITs
This is why I was confused. Every list you suggested is slightly different. What if I already bought REITs that was dropped off the list?

What’s your opinion on MPW?
I think MPW is very undervalued. Certainly not a perfect company, but the risk/reward opportunity is very big in my opinion.

Agnc and nrz?...
Every youtube stock bro has the O-face down to a science.
No STAG??
No STAG in my Top 10, as I think PLD is superior. STAG is a quality REIT though.
Wow I’m surprised LAND wasn’t in here
no NNN ?
NNN is very solid as well. Actually doing an article on them right now.
NNN gets overlooked. But those are the best companies to invest in. Slow and steady wins the race
@@DCSA84 Yes, NNN has been solid. Slow and steady absolutely wins the race.
VICI dividend growth rate isn't non existent. It raised its dividend 9.1% in August 2021
