What is better to buy Townhouse/Villa or an apartment in Dubai.
Each option has its benefits, in this video I made a comparison.

Let's say you have 1,5m and you want to invest in real estate.
Should you go for a townhouse or apartment?💰

Both of the options can be a good investment, but it's very important to choose carefully the projects and understand the differences.

In this video, I covered the main differences in:
🔻Location.
You can buy an apartment in a prime location, while a townhouse will be away from the sea.
🔻Size.
Townhouse is a bigger unit, but does it really matter?
🔻Rent.
Townhouse you can rent mainly to families (more stable).
The apartment is more flexible with rent and you can use short term rent as well.
🔻Maintenance.
You will need to pay less for townhouse than for apartment as you don't need to pay for elevators, AC in common areas, cleaning of windows, ect...
🔻Exit.
Most probably you will sell the townhouse to an end user. End users will pay more than investors, but they a looking only for the best units in the communities.
The apartment can be sold to investor or end users (wider range).

I didn't mention that you can buy as well several apartments for 1,5m. For some people, it can be a good option as well.

i agree with your points, but i belive buying a townhouse can secure a longer ROI, with some disadvantages as u stated. the thing is we dont know how the apartment builds will last long. sometimes project come and demolishe many areas or some areas became not so attractive or buildings become bad maintained. so there are alot of influences or outside factors after 15 years. town house can be easier to maintained for longer duration and outside factores are less because of the property is isolated.
The building that was built by a good developer will definitely last long enough. There are skyscrapers in Manhattan that are 100 years old and buildings there have exposure of hot and cold weather.
According to law, the developer should provide 10 years warranty for the structure of the building. It should be enough to get an idea if you need to get rid of the property in this building.
But yes, it's easier to take care of the townhouse and that's why even the maintenance fee per sqft there is way lower as well.

To answer it quickly - you don't pay anything extra and you get additional expertise.

First of all, you don't pay anything extra if you are buying a property through me.
You will pay exactly the same price.
With me, it's easier to choose the best possible option based on your requirements as I'm working with different developers and don't have to sell a specific project.
It's even important to have somebody next to you to decide which unit within a specific project is better. The developer will not help you to rent or sell the property later on but we will and we know what will be easier to rent or sell.
Help with all paperwork.

Townhouse much better bigger, more privacy , your own garden, own pool or u can build one , community, parking u can park 4 car even if u have only 2 prk for u back to back and last point better service charge from apartment 👌🏻
