There's no apartment in Florida I'd pay over $3,000 for, maybe a penthouse in Miami. I can get a place in NYC for cheaper. And Florida? With crazy laws and weird people? The state is full of good folks, but because of the prefered weather, people retire there from other states, and you get a mixed bag. Also had some less than desirable governors as well.
My parents moved to a park in Ormond buying a similar trailer in 2021. Lot rent was 700. Went to 1100 then 1400 and now 1600 amd can barely afford food. Beware and tale caution to each park owners and conditions

Many times, folks will buy only on the "low" lot rent, this is a HUGE no no in this business. The reason why is that, usually, super low lot rent = the park will be sold here shortly and the new owner will raise rents to the market standard.

That would not make much difference because some corporation would come along and buy the community and void any contracts. The key is buy your own land so you can have complete control.

In my retirement mobile park I’m paying $500 in Asheville, NC. Six years ago it was $250. It’s a nice clean quiet park. City water, trash and lawn work included. Guess I’m better off right here. Who knew?
$14,400 a year in lot rent?!#$!!! Home is $9900 but lot rent is more per year than purchase price. No wonder they're selling at this price. That lot rent is a devastating amount. No thanks. Plus, too the FL insurance issues at present make this a no go. Once the depression is further along the entire community will go belly up and leave you with no home.

Why buy this when you can buy a house without a lot rent between $150k-$200k and all your money is going towards your home and not to someone else? Also that way you actually own the land your home is on and there's a reason they did $30k in upgrades, which is to get out from under that $14.4k a year "lot rent" they can increase as time goes by.
On top of the insane lot rent remember that very few of these mobile home parks will allow you to have even a small dog run for your babies to go outside and do their business. I say very few because I have not looked into all of them but my educated guess tells me that literally none of them allow an outdoor enclosure for your pets.
This is a 55+ retirement mobile home community. Nearly one month ago this was listed for $46,000 now listed for $9,993 with $30,000 in upgrades. I wonder what caused the sudden drop in price. Could it be the soft spot rots were a clue that the trailer will need the entire flooring replaced? Those soft spots not being repaired makes it dangerous to live there.
Nice home for the money, provided the floor can be affordably repaired. The buckling in the LR/hall entry may be the marriage line separating. Strongly suggest having a home inspection before buying.
Whoever is selling it should have the floor fixed and the dishwasher hooked up and anything else wrong fixed before it is sold. Cause it is going to cost money to fix the floor issues
@juniemeeker5955 Yes, I agree. What might've happened is that the owner realized they were in over their head when they discovered too late that the subfloor had issues in several areas. They're selling the home for $10 grand but spent at least as much, if not more, refurbishing it. (New electric panel, the new kitchen & bath updates, decorative flooring, fresh paint, etc. I feel bad for them if so.) Even if they bought the home for $1, they may not recoup the $10K investment/fix-up costs.

Do not buy mobile homes in Florida.. Florida is going to legally do away with trailers and trailer parts in the state of Florida saying that they do not meet hurricane standards.. And who's idea was it to put the new electrical board at floor level? Now every time you need to access it you need to craw around on the ground in that closet space. Stupid

Well that is their goal. Once the owners know nobody can afford the lot rent the property will be sold and be converted to single family homes, condos, townhouses, apartments, etc. You can't ever win with lot rent being a glorified renter.
I lived there and almost in this exact same model. It's a really pretty trailer park. But each hurricane included this past one usually damages a few of these places at bay indies. The hoa fee raises 3% each year last I knew. And the homes have termites, palmetto roaches, rats. Often floors have soft spots too that will eventually be a straight up hole in the floor. But it's a huge community, with other similar communities on both sides.

I'm with everyone else. My lot rent is less than $400 (we don't have a pool, I don't care). I'd rather put that into the house than into the lot. What do they do for you at that price? There has to be something extraordinary that you get for that. I wouldn't wonder if all those homes were for sale. I haven't heard of a higher lot rent anywhere.

Are you kidding $1,200 a month! Even in California lot rents are cheaper than that. Also the fact that this needs so much work. You're in an unsafe area with the hurricanes this thing would not stand up in one. Also it's an older unit so the park will be anxious to get that out. Many areas do not allow these type of homes if they're 1972 or older. I can see why this thing won't sell between the high space lot rent and all the work that needs to be done on it and is the single wide etc etc. It would just be Lexus Spencer just to go out an apartment. Most apartments cover water trash and sewer and even Wi-Fi. Also you don't have to pay taxes. And if anything goes wrong with your unit it gets fixed. So this is not a good deal at all

The reason for the price reduction is the lot fee of 1,200. No one would buy it for 46k and then pay 1,200 for a lot fee.

When these homes are super cheaply priced, the lot fees are almost always on the high side. (They're usually nicer communities than most, though.)

Are you kidding $1,200 a month! Even in California lot rents are cheaper than that. Also the fact that this needs so much work. You're in an unsafe area with the hurricanes this thing would not stand up in one. Also it's an older unit so the park will be anxious to get that out. Many areas do not allow these type of homes if they're 1972 or older. I can see why this thing won't sell between the high space lot rent and all the work that needs to be done on it and is the single wide etc etc. It would just be Lexus Spencer just to go out an apartment. Most apartments cover water trash and sewer and even Wi-Fi. Also you don't have to pay taxes. And if anything goes wrong with your unit it gets fixed. So this is not a good deal at all
