Medellin was at the top of my list in 2010. If it have a beach nearby it would have been a done deal. I choose Costa Rica on the North Pacific coastline because I love the ocean. I would still consider Medellin because it is still cheap. I looks at. 4500 sq ft penthouse that was amazing for only $250k in 2012. Obviously it is more expensive today due to dollar devaluation but they are still reasonable. The weather is so nice and steady but you need a jacket for sure at night. Here is the main thing folks, if you are from the US and are not sleeping through life you can see the direction it is going. I saw this in the early 2000’s and started planning. Their is no perfect place in the world, find your place and step out of your comfort zone because your comfort zone is an illusion in the US and Europe.

Usually 1 month's rent. Just the first month's rent. That's if you're going the local rout, with a local ID, credit check, and a co-signer. If you don't have all that, there are some companies that may charge a security deposit and a couple of months rent up front.

Firstly, 2 million COP for a real estate attorney is pretty good. There are certainly more expensive ones...that are very reputable, check out Nexo.legal. Second, yes you can get the investor visa after purchasing the property. Make sure you're working with a competent attorney, though. There are a few pitfalls to avoid. I went to Citibank in El Poblado, which is my bank here in Jersey and they looked at me like I had two heads. They didn't even want to get involved.
@@ronaldgomez608 just like in the US. You build credit and apply for a loan. Could take 2 to 4 years to do that. You can also look at blueprint projects where the constructor helps you qualify for a loan, again, that usually takes about 2 years.

It's not a part of the legal process if you're buying cash. But if you have a Colombian mortgage it is part of their process.

Yeah 20% PA complete investment paid off in about 5-6 years depending on vacancies.

@Medillin Buzz are the property owners accustomed to doing ‘Owner Finance’ deals? Meaning taking over mortgage payments and paying the owner equal installments overtime.
I haven't seen too many owner-financed deals here or rent-to-own deals. They're pretty old school here.
90% of Colombian property is unmortgaged and finding an owner willing to do that I say would be rare because property well priced does not sit long with many people ready to buy now

@@GMacII yes I have, but according to my lawyers, Alan Gongora, and Nexo law, out of thousands of properties they've helped clients purchase, the percentage of properties with dirty titles is less very low about 5% low.
