BIG Changes for Tall Mass Timber Design!

Tall mass timber code allowances, design methodologies, and project implementations have seen extraordinary changes over the past 3 years. Starting with the 2021 IBC, three new construction types which now allow mass timber buildings of up to 18 stories are incorporated. However, one of the main driving factors for use of mass timber is exposing it to create enhanced and differentiated aesthetics within a building. Type IV-C permits a fully exposed structure but limits the building height to 85 feet. Under the 2021 IBC, Type IV-B permitted only 20% of timber ceilings to be exposed for projects up to 180 feet.
But big changes are coming in the 2024 IBC which have already been voted on and approved. The biggest change is that IV-B will now allow 100% ceiling timber exposure. I think that if the philosophy of mass timber is to build all the most green possible, it would be nice to cover the floors with earth instead of concrete.
