I've always wondered why it's not more common for people to view properties with a builder. I think that's one service the more builders should offer on their websites... one thing that might be even better would be to go view a property with a buildings inspector! I think i would try to arrange that if i were to view a new build property

Saj you are right but in real world people are queuing up with cash and paying more than asking price. No chance for negotiations some estate agents are licensed to be shark ie under the table game etc

Thanks Saj would you consider doing unlicensed HMO'S in Birmingham and leasing to RSL'S ( I already have 2 licenced properties here ) or would you look at neighbouring local authorities, for example, Sandwell and dudley. Thanks

Yes, good to have your own surveyor, especially if you don't have much experience of buying property. Most agents will charge you to market your property, do viewings, vet offers, negotiate on your behalf, agree a price then oversee to completion. In terms of fees it will vary depending on your local market, just get several quotes. Hope this helps.

Speak to a good independent mortgage broker. They should be able to find you a suitable lender as a first time BTL.

Really appreciate the support. In terms of your question, I personally would buy within a limited company.
You can purchase in your personal name. It's really about making it tax efficient.

My primary HMO focus is on working professionals. Both licenced and unlicensed.

Personally I would only use a whole of market independent mortgage broker.

Hi I just want to know it’s a 5% deposit only for first time buyers or anyone can buy who has house already with mortgage.
The new scheme is available to all home buyers (not just first-time buyers) from April 2021 on properties worth up to £600,000.
