This thing is not complicated. Removing Squatters should be easy. As for tenants, all lease agreements must be stamped and one copy will be send to city council. The council have database to upload all this agreements. If disputed, only need to get copy from landlord and city council to verify tenant. 3 months no pay, One month notice and get out. If you pay property tax, then city council must play important role to safeguard landlord rights and their property. NOt leave everything to court. Civil dispute should not take years to solve, then something wrong with your system

The owner should have the same right to terminate the tenancy that the occupant does. If the occupant can terminate tenancy without penalty with a 30-day notice then the owner should be able to do the same. If we are going to give a rental agreement such high value perhaps we should start requiring them to be notarized and filed with the government to be valid. We wouldn't let anyone keep a stolen car because they had a bill of sale from the thief. We wouldn't let anyone collect bridge tolls just because they claimed to have a licensing agreement.
