Good stuff, Rodian. There are some properly good hearted people out there who aren't doing it for recognition, but they deserve plaudits.

The house is looking awesome absolutely love the tiled floors, but the stairs are were my heart is obviously being a chippy love to all Tony and family 👍

A heads up from a friendly building inspector, regarding fire regs if you weren’t already aware.
Due to your ground floor being open plan you’ll need means of escape from every habitable room at first floor because they are currently inner rooms (windows should have minimum openable area of 750x450 as per approved document B Vol 1).
You’ll also need a hardwired LD2 fire detector system (smoke hall / landing and heat detector in kitchen).

House looking good. Like that Cortex(?) Floor protection system. Could you use it on the stairs?
Build that elbow up gradually. E.g. Could cut the end off that loo box to avoid the lift. Glad you got nice big ducting. If you ever do any more go for solid for best flow and min vibration. For electrics can get strong nylon pulling systems. Looking forward to the next one. Take care.

My house is nearly finished now so can relate to a lot of this. Mate did all the plastering for me about 6 months ago (whole house £4.5k) - he passed away though (age 40) and so every time someone comes in to see how I'm getting on: people say "wow, who did the plastering mate?" and it puts me in a shit mood.

Why not tile the floor after plastering and painting done?
That was the plan but my original plasterer damaged his hand and I had to find another one. In the mean time I already had my tiler booked in and he has a 3 month wait list so had to do it this way round so I didnt have to wait for the tiler.
. . . and just a stupid question/ comment on the garden. I note it is surrounded by retaining walls. Dumb question than (nice sandy soil tho) - is there any chance of it flooding (and the house) ? If so could you dig big hole at the back and fir one of those modular underground water storage systems. If that still would not work then high capacity pump also. If I'm being stupid then please just delete this question.
