    Friendly suggestion: you guys have plenty of videos of people making over $100K at a young age. I think I speak for most people when I say that we want to see videos of people making closer to the median salary of $35-50K and how they get by on a daily basis.

      @@Rafi88 Except 75k in student loans is not normal. The median balance is 17k. Average is 30k. Something like 70-80% of the people with student loan balances have less than 40k.

      For those wondering, Terrence if a very smart guy, a hard worker (self-evident), and a great friend. He's taught me everything I know about real estate and helped train me as an appraiser. I currently make about $10,000 a month appraising evenings and weekends which supplements and actually outpaces my 9 to 5 income. Two years ago, I made maybe $50,000 total, last year $100,000 (started second job), this year I expect to crack $200,000 without issue (both jobs full throttle). Some things to keep in mind - when you're self-employed, you become a workaholic by default. When work comes in, you feel compelled to take it. All of a sudden, vacations aren't as enticing because you think about opportunity costs. For those asking about high monthly food costs, opportunity costs come into play. $1,000 a month is $10 a meal, 3 meals a day roughly. When you're making $100+ an hour, why would one spend 45 minutes preparing a meal and performing clean-up? That's $75 lost. What's a $10 meal at that point? Your decision-making changes a lot. You start to recognize that you are always trading time for time. If you have more time than money, learn a skill and leverage that skill to make money. When you have more money than time, pay someone else their worth for them to perform that task since your own time is best spent doing what you do best.

    So i watched this video about a month after it came out, and did about 4 months of research on being an appraiser, talking to appraisers, all of that. I ended up going through the classes, the 79 hours and before I was finished I had secured a job and I've been at it for a few months now. This video along with research, hard work and tunnel vision, literally changed my life. Thanks Terrence!!!!

      Because thats the easiest way to exploit people lol. Low effort, massive reward. Just buy a house then up charge how much it costs to live there and boom some other person is footing your bills and lining your pockets so you can go to the spa and wear tacky frat brand clothes. Those that have money to start can buy property and then their money cycles over and over and they make more and more.

    I used to be one of those people who’d dismiss comments asking for more representation from those in the lower income brackets, but now I completely understand where these comments are coming from. The last 8 videos have featured salaries over 80K and it’s coming off as one note. Most have been landlords or aspiring landlords for example. It’d be great to see some in lower salary brackets - the median for millennials is around 69K at the moment.
    One thing I’d like to remind annoyed people about is that there is such a thing as participation bias; maybe lower salary bracket owners don’t want to take part in content like this and as such will skew their pool ‘CNBC Make It’ can select from.

How about single parents, people who graduated into a recession, ex-convicts who have trouble finding employment, crushing healthcare debt... Tons of topics relevant to "budgeting".

    I like seeing the variety of incomes. It shows how different career pathways and decisions pan out. And getting a six-figure income in a stem field, trade, or in real estate is actually very realistic. People seem to bypass that a lot of the six-figure episodes are of people who grew low-income or children of immigrants. That’s really inspiring!

    For all u guys saying he needs to pay off his debt or that he’s debt is too high need to understand that his debt is in real estate and not on credit cards. His debt make him money every month. Just by having $1million in debt he adds about $50k to his net worth every year. 3% =$30k from inflation and 2% = $20k in principle pay down.

      With my wife we make about $280K as well and we live on $3500 to $4000 per month in Boston. We don’t feel like We are missing out on anything. I honestly don’t know how to spend like $13000/month. Seems crazy to me. I have everything I need, live in a nice appartment and park my Kio Rio in the street. I bought my macbook air with 20% discount back in 2014 and I’ll keep it till he dies.

      florent B It’s unfortunate how those who are “obviously” wealthy are only the ones who flaunt it. It’s always a nice surprise to find out that someone has the means to live a rich lifestyle doesn’t. It takes a certain amount of humility I think, and too many people pursue wealth as a means to appear “better” than their peers. Do you mind me asking what you do for a living?

      Jeffrey Smith eh car payments are okay if the payments interest and income is reasonable , I personally don’t use credit cards but currently finance my car to boost my credit history and score :) I also have a lot of money in the bank and my debt to income ratio is pretty healthy aside from student loans lol

    Working my weekly budget down slowly so I can invest more... cooking in bulk, shopping at the right times to get reduced items, etc. Every £1 invested today at the average market return is around £2.55 in 10 years with compound interest!

    How are you billing $5-8,000/wk? Do you have other people who work for you? I am an appraiser as well and most appraisals go for $400-600. Most people can only complete one appraisal per day which means at most $3,000/wk. Do you have trainees or an appraisal company, or are you doing the appraisals yourself?
