For those saying this is expensive, this isn’t crazy for the area. Nuvali carry’s a premium. It’s a very nice area of Santa Rosa with SEDA Hotel, Vista, and Ayala Mall… bike paths ext nature parks. Landers and S&R are right there with Qualmed, decent Western Style Hospital is literally on the main road. The entire area is private, with Nuvali Marshalls patrolling… it’s a big sheltered area. No BS, it’s meant for people looking to live in the Philippines but have Western amenities…no rosters no stray dogs ext. Houses are around 40-60K pesos rent apartments are around 25K. Sky’s the limit in terms of buying a place. 25 million is not unheard of, maybe 12 -15as a starting point. 1Of course Silang, Greenfield and Bel Air are cheaper…not far.
Yeah once Ayala have a stamp in an area, prices go up. Plan was to make this a BGC with lower rise buildings. I think it’s more Ayala Alabang. And yes, all those shops surrounded by greenery. Prices will continue to climb. Even Greenfield next door is getting pretty expensive. I know, coz I just finished building a house there with western standards/open concept.
Thanks for the tour. I've seen lots of houses over there. We'll probably end up building our own. One thing that is tough to find in a rental is a walk in closet. The open concept floor plans we have here with a center island/kitchen/family room is something I like. This house isn't too bad but things still seem tight. We've got land already but for me I don't think it is the right location. I think the toughest thing is finding the right place if you are building. You have to be sure of the area since I only want to do it once. Takes time. I personally think it takes a year to figure out if you like an area. Once things start breaking, start missing things. Then you have to see if you can get the things in your area. In the US it is good to think about what a place will be like in 20 years. Places where my parents grew up were nice and now they are horrible.
Not a huge bargain in my opinion because the rooms still feel pretty small and cramped. I'd needed lots more space. I lived in one for $1750 a month in Makati which was more pricy but a lot more comparable to apartments back home.
I’ll stick with my $80.00 a month two bedroom rental lol, I would rather bank the extra $750 a month and who comes to the PI to stay in your house anyway. A place to sleep, shower and relax on some days. Doesn’t take a big house with a lot of extra work keeping it clean
Being married 17 years to a filipina I have family here. So I have stay overs. Not too often, but it's nice to be able to accommodate family and friends. We often have bbq's and big dinners. Also I enjoy a comfortable size space for ourselves and my dog. But I certainly get the inexpensive choice if it fits your needs and your happy. Everyone's budget is different and allows for different choices that fit their needs and also meets the important things. Just as I am happy with what I have. It is all about your choices and what makes you happy and comfortable. For those that think it's overpriced, well certain areas have great benefits and nice amenities. The price of this rental is very good for its size and community. Some stated too small. Well its my wife, myself and my dog. So yea 1610sqf is not cramped for a couple and our dog.

It is definitely a beautiful home and maybe when I get older I will break down and get a bigger home, but right now I’m traveling the PI and then will want to travel to Japan, Malaysia, Vietnam, Thailand and Australia. I realize how blessed I am with two pensions, so housing right now isn’t my main priority, but as I stated I’m sure it will change in the years to come. Actually 1500 square feet is the perfect size home
Very nice house Rich, I hope you have a maid to help your wife keep it clean. Lot of room for 4 people. Our house we built here on Samal Island is half that size. We still have a 15 year old and 10 year old living at home and it's ok for now were contemplating putting a second floor on because we have 2 college kids that come home on the weekends and it does feel small then. Very nice house, you and your wife do a wonderful job keeping it up Steve for the record being ex military like Rich that clock I'm just guessing was a gift from his shop or one he bought before deploying to another assignment. The calendars hanging on the staircase were from Japan and my guess the years Rich was deployed there. I'm guessing ex Air Force Okinawa or main land Japan Rich? Rich with the new joint bases being put in the Philippines now are you able to take hops to other destinations, Japan, South Korea, or Guam? Be interested to know being ex military myself. I wouldn’t say it’s a beautiful house but it’s nice. I think some ways you need to look at the tiles they use on the floor and in the bathroom do the tiles go all the way to the ceiling. They used cheaper tiles and the tiles don’t go all the way to the ceiling. In a nice subdivision though the house should be have higher end finishes especially for that money. It’s doesn’t cost to much more to do a better build out in the Philippines.

There are big houses in the Philippines. Size of a Filipino has nothing to do with it. There are a lot of people with deep pockets over there. If you want bigger lands, you have to go outside the city as they are limited and expensive. Also, typical working Filipinos can’t afford to build a nice and bigger house. Then you have to factor in electricity which is very expensive over there. Add an AC and a smaller house is quicker to cool down if need to.
Sorry to say but definitely not worth 800 my friend. No installed air downstairs, window units in the bedrooms and kind of cramped. For 1400 I can live by the beach with a guest house and swimming pool. If he is happy that is all that matters but not my cup of tea.
It’s the location and it’s surrounding amenities that they’re paying for. The house is decent but of course you can get something bigger and closer to the beach. But then some of them are a bit too far from the town to go to good hospital/shops. People have different priorities if you know what I mean.
Why do some guys feel the need to tell others that they’re getting ripped off. It’s not your money, so why do you care? I pay 80K per month for a tiny condo in BGC. I couldn’t give two craps what anyone thinks about it.
