    Great review but I think you gave them a pass regarding the inspection. I'm in the market and will tell you that there is absolutely zero chance I will purchase from any builder who will not allow full access to the attic or roof during a final inspection. And I will never take their word that they will "take care of any problem" post contract. Shame on this builder! If they stood by their product, they would find a way to let inspectors do their job which is to insure that the home owner is aware of any known issues prior to any handover.

    Thanks for the great review. We are looking at GL Homes in Valencia Bonita. I am 200 lbs and have walked on my barrel tile in Autumn Woods many times. I was always careful to put my foot on two pressure points and NEVER BROKE A TILE! I'm a Keller Williams agent in Naples.

      Mark Seifried did u buy? We just looked at marina bay and Valencia. Valencia about 70k more for same house....but we like the 55k concept

    I like the fact many builders are now using flat roof tile. I would assume it is less likely to break when walked on. It also has less exposed surface for strong winds to grab. This was an excellent video. The models do seduce the buyers. One has to step back and realize the well placed furniture, wall colors, art and wall details may not be standard for your model. (On another note; I just spoke to my neighbor about selling his home. He told me what he paid for it. I was shocked; because I felt it was too much. I am betting he did not use an agent/realtor to represent him in the purchase. ) Many Thanks. PS: The amenities are super at GL but the lot widths are scary narrow. The lot widths for a $700k plus house are 67 feet in Valencia Bonita!

    great vid ; good to know about the roof/attic access! considering Tampa move next year! will def keep you in mind. My family usually side-eyes agents because of so many bad experiences, but I'm not too jaded....YET! Best to you!

    Lance, Alot of helpful information. Suggest you add to this video with another element--lawsuits against GL Homes. I did a quick internet search and there are quite a bit of them dealing with quality of construction--roofs, attics and floor tiles. Buyers should search and explore so they have all the details.

      I have only sold 2 homes through them and I like to sell 3 before I do a review. I think they are a very good builder. Always get a home inspection.

    I liked all aspects of your video. I am concerned about why GL is so adamant about not letting an inspector into the attic. What are they afraid of? We are looking at Valencia Del Sol.

      I do not know about the attic. It must have been a safety reason somewhere.

      You are welcome. Make sure you get a great home inspector for the home you are buying. It is very important to do this with every builder.

      If someone has a drone and they are that good I would highly recommend it. I am not a drone person so I did not think of it. Great idea by you. Thank you for your comment.

      DR Horton built crap homes all over Atlanta....brick veneer on only the front, as if you never look at the side?? and cheap plastic siding that bows and looks pathetic after a year

      @@meithink642 it depends on where you live. In Dekalb and South Fulton you right. In Henry and Fayetteville counties they do 4 sided brick.

    GL homes not using metal framing for wall just using wood in winding ridge not recommended at all since prices is too high compared to other homes poor quality

      I do not think they are poor quality. I have sold probably 25 in the inspections always came up good. There were problems but they fixed them.

    Thank you Lance is a good review but before to buy a home with this builder I recommend to check all the bad reviews online about them! Hiring an inspector AFTER closing, I don't think is good Idea! They have a lot of problems with the warranties
    You can not trust in them. Look what happened to me:
    Terrible company and terrible people. No work ethic, liars no morals and no respect. They took $66,632 of my earnest money. Before to sign the contract I asked to sales woman, what will happened if my economical situation changes?. She response, that will be consider hardship situation, and we will give you your deposit back. After that
    her financial company try to qualify me for a loan that couldn't make it. Instead of give back my money, the Saleswoman send me to her personal friend to give me a pre-qualification letter, so they can pass the Contingency date. After 2 years when the home is going to be ready this Loan Officer can not qualify me anymore for a Loan. I try to apply with more Loan Companies and everybody say that it was irresponsible the first pre-qualification. Now
    GL homes has a Home that is worth $300,000 more than the original price plus my earnest deposit.
    As soon as they realize that you are in troubles, they don't respond your phone calls and the emails bounce back.
    2 years to build a home is too long, your economy can change or the interest can go higher, so you are in a risk to loose everything.
    GL Homes they don’t care about your feelings. This people just try to get your money, and as soon as you sign the contract they will make you regret if you make one mistake, because they have “The Best contract” called bullet-proofs, or customer-proofs. Which means the buyer always loses no matter what.
    My recommendation is don’t sign the contract on the spot because of desperation. Take it to your lawyer and double check before you signwith the devil.
    In the answer from GL homes posted 06/01/23 you can find out, that they just lie to the people. He wrote "We always strive to create a happy homebuyer experience for our customers" that is a lie, because it is no "ALWAYS".
    My 2 little daughters, my wife and me are not happy, because we don't have a place to live. We are not rich. We don't any money in the bank after 2 years that I was promise them for a home.
    I can see that you don't have any remorse to took our money, no even an apology.
    At least, I'll be happy if 1 person see this review, and avoid to make business with your company and suffering what we are feeling right now.
