Did you know you can take possession of this house if the property tax has been paid but no one lives in it under the squatter's rights law If you move into it and you're there more than 6 months and you're not going out you can file too lately on the house and if they don't show up at court the house is yours a lot of people don't know you can do that but you can
Well, maybe developers are demolishing these massive houses on acreage lots and will use the land to build affordable housing, such as apartments and condos. Back in 2022 the Canada Revenue Agency introduced a 25% tax on property flipping profits to reduce investment speculation. Every time a house sells, the valuation of houses in the neighbourhood goes up and then the property tax rate, which is linked to real estate valuation also goes up and home insurance also goes up. So these property flipping investment speculators have been playing with housing stock prices and Canadians are now left with a market that is way too expensive for most people to buy into, or maintain taxes and insurance on. Now, the federal government knew about this little game way back before 2016 and didn't put a stop to it. Surely they knew where this would lead. Whoever owns those mansions on acreage is probably not going to sell them for less and have to pay 25% on profits. That means affordable housing developers will have to look elsewhere for land to build on within city limits. And the price of land will also be higher than it should be, because of the property flipping speculators, so I don't know how AFFORDABLE house can be created. Developers have to at least break even and input costs are higher than they should be. In the end what this means is that we will never see AFFORDABLE housing stock increases, because property flipping speculators have pricing land out of reach and inflated the valuation of all properties in the neighbourhoods where they have been flipping. I guess they are demolishing these mansions because there are no buyers who can afford these properties and if they leave the houses on them, they are only liabilities and expenses. The take away is that the property flipping speculators have no hope of selling their properties as single family dwelling residential real estate. That's what this rash of mansion demolitions really means. We can only hope they consider contracting affordable housing developers to build apartments.
