    Great video!! Just bought my first parcel for $500 and have a buyer ready to buy for $1300 but have to figure out how i can self close. Would Escrow be a place my buyer can hold or send his funds securely while I draw up the deed and get it sent to them?

    My company uses title plants such as Data Trace or Title Point to abstract our properties. We have other tools but those are our main title plants we use.

      That's great to know! Do those work in every county of the US - or just certain ones?

      @@Retipster certain counties. That's why we use both Data Trace and Title Point and that basically covers the whole country. Sometimes you'll get a property and the title plant will have deeds and docs that only go back 10 years. That's when we use the county website to obtain docs because certain counties and states want a 40 year chain. For the most part, when it comes to simple lot & block properties, the title plants are a lifesaver. Real Quest is another tool we use for tax info because some of those country assessor sites are impossible to navigating just to pull a tax sheet.
      Those title plants will have deeds, fed tax lien, judgements and releases,, death certs, probate docs, warrants. If it's recorded with country then the plants will most likely have it. It's so easy to use too. I can usually abstract a property in about 8 minutes as long as they don't have a common name like John Smith. If so then the judgment name run can be over a 100 docs to look through. Making sure non of the liens attach to the property.
