⚠️ HMO Regulations Vary: Investors BEWARE - 6 Bed HMO in Crewe (Part 4)

⚠️ 𝗜𝗡𝗩𝗘𝗦𝗧𝗢𝗥𝗦 𝗕𝗘𝗪𝗔𝗥𝗘: HMO regulations differ from council to council. In this video, John explains how HMO regulations from Cheshire East Council have had a dramatic impact on the progress of this 6-Bed HMO conversion that we're working on.
HYPE has worked on many HMO refurbishments all across the Midlands, but we have never come across HMO regulations quite so detailed as those of Cheshire East Council.

As you can see from page 27 of this document and from the video, the guidance for landlords states that there MUST be a specific amount of space in front of a WC. And sinks within a bathroom or en-suite MUST be of a certain size.
As John explains, HYPE - like most builders - works to plans generated by an architect. And those plans have to be passed before work can start.
In that regard, this HMO conversion is no different to any other that we work on. So the plans were passed and we began to follow them.
However, when the HMO Officer saw the framework for the en-suites, he wasn't a happy bunny. Because they did not conform to the HMO regulations for Cheshire East Council.
They would have been fine for Stoke-on-Trent Council, which is just 15 miles away - but that's precisely the point of this video.
So if there is one thing to take away from this video, it's that you MUST check with the HMO Officer for the area that you're working in EXACTLY what their HMO regulations stipulate.
Otherwise, it could prove quite costly.

wirral council are the same, forcing us to build huge ensuites on our 7 bed conversion at the moment

Hi Kieran. It was a new one on us at the time but since we made the video, it appears to be more commonplace than we thought. The problem then comes with trying to satisfy both HMO Inspector and Building Inspector! All fun and games 😄
