I did a lot of work on two HMO's in Portsmouth last year (two houses side by side), building inspectors said that as two of the bedrooms in each property had their only exit through the kitchen, fire suppressant systems had to be installed. It was a ballache!!!
yep have to agree ,sometimes when theres as much altering to be done and new smokes and emergency lights to be wired too ,its easier to rip the lot out and start afresh,at least on the upstairs lighting circuit i would say...good luck Jordan ,great video
I would of recommended to the owner to run a small sub main to each room and fit a garage cu to do power and lights and that way every room is independent and if needed could be fitted with a secondary meter so that the tenants are all independent and could then be charged for the juice that they use , just a thought.....👍
The smoke alarms in the bedrooms should be either ionisation chamber or heat detectors according to LD2 D1 system with heat detector in kitchen, opticals to hallways and an ionisation chamber in the lounge, all interlinked either hardwired or radio linked. The new type radio link modules that aico make now actually fit into the rear of the smoke head rather than having a radio link base which the smoke used to slide onto. Not cheap though coming in around £90 for the radio module and smoke combined, £1080 for a smoke system... Expensive!!
Yeah we’re putting 15 detectors in so it’s an expensive install. That’s why we hard wired as many as possible. Ionisation are not recommended any more so we fit optical everywhere apart from kitchen and boiler room where we fit heat detectors.
Artisan Electrics interesting about the ionisation not recommended anymore, where did you see this guidance as Aico have recommended ionisation on their website for bedroom use, I do a lot of HMOs so handy to know
So much for safe zones, maybe the builders should do some revision. I think with all those pull switches being broken, I would get rid of them and put sensor lights in the wet areas.
Hard to know how paranoid to get isn’t it. I’ve also found a lot of ceilings with the wooden strips between the joins to be asbestos cement. Also occasionally those stick on ceiling tiles like the ones in that kitchen aren’t polystyrene, they are AIB. Such a shame asbestos was ever used.
Will all those en-suites have electric showers? Not much chance of diversity if everyone takes their shower in the morning - will the main feed be up to it? Might need a 3 phase feed?
That place needs a hot water cylinder then thermo bars for the showers, you can then get rid of electric showers youv only 60amp bullit so gonna be pushin it otherwise mate, are all the sockets on rings too ?thats not ideal if one bedroom trips takes the lot out, lighting i would run on motion sensors pal
I hate jobs like this. Sounds like it's all half measures and cheap options. If they're getting £500-700 per month for these rooms they an afford a full purpose made rewire, new lights, and full redecoration. I'd want a radial to each room to avoid outages to other tenants etc. Maybe even have the light in each room on a fused spur off said radial.
Yeah I agree and the builders do too but unfortunately the client only wanted a touch up, because they were gonna sell the house, then decided to keep it and convert to a HMO so now they are doing alterations but not wanting to do a full rewire still...
That immersion heater cupboard must be worth at least £200 a month for a small person?

Have you done a max demand calc mate? 8 beds, replacing electric shower? and 60amp main bullet?

That would be nice but they don’t want to rewire the house so we have to make do with the existing wiring...
