Don't blame the buyer blame the government if you don't like it then go to the root of the problem just like people in US who blame businesses and companies are idiots. I purchased in Aguadilla in 2021, found the house on clasificado and met with the sellers broker! I brokered the deal myself from the offer to closing, only with the support of the sellers broker! Losing was seamless and I even got the house for $35000 less!

Lived here now 4 years and moving out. Is ready a flowing garbage dump. Beautiful places and beaches, but from east to west, north to south is full of garbage. Infrastructure is falling apart potholes all over the place and that’s just the beginning. Puerto Rico has not realtor to representa buyer. So be aware. Agents are bought on the side to give a buyer priority, not common but it happens and it did to me. Closing cost are expensive to buy and more to sell.
If you move to Puerto Rico, don't just make short-term rentals. Contribute to the wellness of society by offering affordable, long-term rentals for locals as well.

Puerto Rico properties are not affordable unless you buy a rundown property. Agents do not respond and are arrogant. The common answer is “ the property is already under contract” I am from PR so unless you want to spent between 300k or 400k or more. Then other factors such as high crime areas and infrastructure are behind times.
You can get a rundown property, but the bank will give you money to fix it up. My property was less than $120K and I routinely run into properties that are under $100K. I just put an offer on a place that was on a foreclosure list for $5K. You will have to look, but there are opportunities out there. If you are interested, I am happy to help you find something affordable.

Im surprised people don’t see the problem by doing this. As someone born and raised in Puerto Rico, don’t do this, by buying land your increasing our taxes and lowering our life quality as for we are a colony you enjoy some benefits we people from Puerto Rico don’t. The more people outside the island buy land here the more expensive it is for to survive here. Please be aware that this video is quite ignorant I recommend you do some research, this is quite depressing for me to see my home being sold away and my family,friends and community suffer more.
When more people come to the island, it can increase tax revenue and support its needs in terms of infrastructure, education, public works, etc. There are still a lot of vacant homes and land that don't earn tax revenue without a taxpaying buyer. So far, there's still enough for outsiders and Puerto Ricans to own a piece of paradise. The rise in property prices is not due to outsiders buying property. It's because PR uses the dollar, which consistently depreciates against real estate. We have the very same issue in the states. Also, your politicians have sold your industries to outsiders, which jack up food prices and the price of other goods. Take that up with them. I come here, learn the language, live among the people, contribute via taxes, buy and hire local. I'm adding to PR's economy, not taking away from it. Anyone of any origin can support and love this beautiful island with their dollars.
A word of caution, many PRican exiles decide to retire and return, they find a very nice deal and after they move in they find out that next door there is a punto, a drug selling joint and some unsavory neighbors.
First things first, Puerto Rico is NOT a territory of the US, it is a "MERE POSSESSION", SCOTUS words, we are considered "foreign, in a domestic sense", SCOTUS words. Once you become a bonafide resident you do NOT have to file federal taxes, BUT you will lose some of your rights, like voting rights, it is ILLEGAL for Puerto Rico residents to vote for congress and for the president, unless, you work for the federal government, like in the FBI, and have to file federal taxes, it is assumed that you are a temporary long term resident, on assignment. Second, many US settlers are being scammed when buying properties in PR, prices are being jacked up, even for piles of sanding rubble, at the same time we PRicans are being priced out of the housing market, and we are not happy, that is causing locals to rethink our situation as a colony, it is gentrification, as in Hawaii, and what happened to native Americans. The housing bubble in CONUS is bursting, and housing prices are dropping, real estate agents in Puerto Rico, are filing for bankruptcy, many of them foreigners. Services are piss poor like internet, LUMA electricity, and roads. People are not happy and independence vote, according to the state hooders, rose from 2% to 33%. The current regime, pro statehood, went from 57% to a 39%, being that in the status ballot many chose to leave it blank and the closest approximation of the preference is the governor vote. That's a good idea. There are lots of properties around here labeled 'publico subasta' So I think it's worth since inventory has been so low.

The whole South área is the most affordable in 🇵🇷 in reference to housing.
