In fact I wish America would emulate the Philippine restrictions concerning Foreign Nationals with reguards to Real Property.

for condos, a total of 40% can be sold to non-Filipinos with 60% minimum having to be held by Filipino owners. A foreigner can also buy a property via filipine company but only own a max of 40% of shares, the remainder has to be held by a filipine person. If you invest over $200k via company the rules are slightly different.
But don’t rent it’s dead money renting and when all tell you your not restricted renting it’s cheap to fly anyway ! get yourself a home for yourself and don’t ever buy in there name you won’t last long and they’re take it and your left with zero !
Worse part being legally permanent resident in US only,not yet US citizen investing in Philippines anything worth $50, 000 and above must report to US government for taxes such agreement between US and Philippines was made during Obama regime. Information was taken from two banks in the Philippines.

Can you please stop with the confusion.We can own property we cannot own land,land isn’t property and property isn’t land.If I bought a land in the Philippines 🇵🇭 yes I bought it but I don’t own it.Thats not property 🤣because there’s nothing on that land.If I bought property in the Philippines,like a condo I can own it but I don’t own the land that the condo is sitting on.This is common sense,at least it should be.Your supposed to be a professional and expert and how are you getting land and property mixed up with each other,this is ridiculous.

When naturalized with another country, you lose PH citizenship. You need to apply to re-acquire it back.
