The problem with what is being said here is your ability to negotiate terms in a lease is dependent on how credit worthy you are as a tenant. If you are Joe nobody opening your first store you will almost certainly not get any concessions like what this guy is suggesting.

Can not imagine signing a lease giving more lease money to landlord if my business is more successful, so many contracts are so one sided its sickening. Careful what you sign everyone.
I’m looking to do this from the landlord side, in trying to be reasonable though as this is my first space but starting off really low in terms of the rate.
How do I start? I found a location for the business I want to open but how do I find funding to pay for lawyers or a business coach?
