No such thing as a bonus room. It was factored into the price.
I think they call it bonus... because those rooms don't have I-beams... rather they have 10"x2" joists... which makes the "bonus room" less desirable because of it's floor.
Bonus... aka... annoying because you can't use the sides of it and because the flooring is less solid than other rooms. Go figure.
It's called bonus because it can be transformed into a conditioned space that increases square footage, but typically is not legally a habitable space like a bedroom. More often I see them called Unfinished Bonus Rooms.
@blatherskyt I see I beams used as the floor system. But yeah as someone that owns 7 grand pianos one for each room in my house I can get your point. I'd have to settle for a standard piano without I beams for this particular room. Why even have storage space if I can't keep my looney tunes style anvil collection in it either. May as well tear the roof off at thag point

I have a space just like this, which is an attic over my garage. My house was a new build last year and my builder had the space finished as a bonus room. I use the space as my office, where I have a computer and drawing board set up.
Unfortunately my builder used attic trusses to frame the space so I can't cut an access panel greater than 22 1/2inches wide.
The finished office space is great.
My grandparents house had similar storage areas off the 3rd floor bedrooms. They were finished storage areas the we kids would use as secret club rooms.
That's a grow room for sure. AC in window and in winter it will keep house warm

I always wanted a wood paneled attic with open space in front a huge window with a faux or real fireplace on the opposite wall. I would use it as library/yoga studio. In the winters I would pretend it’s a cabin and snuggle up in there on a comfy futon with a book and hot cider. Would love to hear the snow or rain coming down on the roof. So relaxing.
We had one of these above my shop at my old property and it was turned into a studio apartment by the previous owners.. Kitchen , bath living and even had space for a bedroom in back.
ABSOLUTELY I thought of the same thing. In this case it would be like a micro apartment / room for rent. In this day in age we can use the extra income. $
Brother... enclose it and run a small duct to it from the line cooling the bonus room. Shouldn't have to increase the tonnage of HVAC and if you halfway insulate it, can give you same as climate control storage. I'd put my ammo in there
I use mine for my man cave and I ise a mini split for cooling and heating.
What brand mini-split did you go with? Putting one in my garage soon.
Cages. I would build cages for my sisters’ children. Bahahahahahaa.
It would make a very nice guest room.
As a home builder designer I would as a rule avoid that style of architecture and only do it at the insistence of a client.
There's a reason we abandoned that style of design post WW2 it's costly and a inefficient use of building materials
Front Room Over Garage :F.R.O.G. And yes, under the eaves is a great storage space. However, make sure the kneel wall is insulated as well.
I would use it as an attic… think about how much better the house would be if you insulated the floor rather than the roof. Less cost and you have the entire attic not temp controlled but tons of storage and you can actually stand up then any roof leaks are easy repairs compared to insulation on the rafters.
It's not less cost on your electric bill.
If it's on prefab homes it has to remain as is or you lose your home warranty. That's why a lot of people use them as attic space cause that's what it is.
Nobody would use this as just attic space. It looks like it's about to get insulation. It's got wiring everywhere. I'm sure ac air can still get to it... and it's not a hidden or secret room if you have a huge window there.

I have had this kind of storage space before. Only downside is that the stuff at far end becomes inaccessible. Two different solutions.
1. Put “under bed” boxes on wheels with robust cordage tied to the handle before pushing boxes into this area under the “eaves” as my mother would call this space. Then tugging on each cord will pull each box forward as you are searching for what you need.
2. It also helps if there’s an access point at both ends. This furnishes light, air and accessibility to most of the stuff when you are down there dealing with it. Otherwise it just gets left in there for eternity and gives rodents a great place to nest
This was literally the exact layout of a house we owned, built in 1888. It even had a secret closet behind the closet
Holiday stuff, luggage, winter clothes/bedding (we are coastal texas-stuff is needed but not often), political apocalypse survival supplies.
A spare bedroom an office a movie room a game room a kids room. Only if ac was there of course.

So many homes utilized the side storage space, years ago.
I would keep it at ambient air temperature outside in the winter so the snow on the roof melts correctly like what attics were designed for in the first place.
That's designed as conditioned space. Nothing to do with snow melting correctly.

In bangladesh,rural house are always like this,they store items and many things on this room.
My grandfather built his house with 2 bedrooms upstairs. Each with a closet that was the space you showed. Was not conditioned, freezing in the winter! Was not tall enough to walk in and I was just a kid. Built in the 1930's in the Seattle area.
I see it all the time we even close off space that has floor joists installed I closed off a 8x10 area this week that could have add a dormer window and could have Accommodated a king bed. Even after suggesting leaving it open homeowner wanted it closed it off
They leave this as attic space because they don't want the added cost of room in trusses and flooring etc...

Mistake insulate and condition the air board up the space tremendous value in good clean storage space.
Have on exactly like that in my parents house above their garage. Make sure you finish with moisture barrier insulation and sealed tight. We used caulk on the drywall joints. T h e pressure from the wind coming from the garage and negative air flow in the house will cause your roof insulation and possibly as in their case shingles and ridge vent blows out.
Wrong could be a family room or a game room and exercise room that's what we use our bonus room for and a small office

You could probably put one of those mini splits up there for air. The ones they use in those tiny homes.

For all the comments saying it's a huge room, not "extra room", etc.: I don't think he's talking about the entire attic room. he's talking about the space between the knee wall and the rafters. most people just close that of, while it could be perfectly used for extra storage.

bonus rooms cost a significant more amount of money. 3/4 t&g, sheetrock/spackle, a gambreled roof in this case to actually have head room. It's not like that space just exists and people leave it.

There was three floors to our old victorian. The top floor was a hardwood clapboard paneled walk up attic. Two bedrooms and a small office were up there, but no ac or heat. We installed baseboard electric heaters. Yet, the roof needed to be redone so it was always damp. We couldnt really use the space efficiently. In a newer build, I'd definitely include heat/ac by adding a mini split. Then, I'd use the space as a billiard room/small arcade with the side area used for storage.
Bedroom, office, game room, gym… I can think of a ton of stuff tondo with it! I wish I had that!

Guest room, hobby space, kid's playroom or bedroom, tv room. Lots of potential. If you can add an on-suite bathroom in there it can be the main bedroom.

Go with spray foam insulation add HVAC ventilation and turn it into an extra bedroom or playroom.
Just close it off, given that this is usually where the dark entity of the house tends to linger.

1st off I would cut in 24” deep built in shelving on lower portion. Then I’d have that entire roof sprayed with closed cell foam insulation. Look at all the space you’ll waste if you just rock those walls. 🤦🏻♂️
I would set that room up as a reading room, a quiet place to get away from the standard bustle of the rest of the house. Just two chairs with a small table or even a low two seater right by the window. Put a desk against one wall and some book shelves on the other.
We had a room over the garage that we converted to an exercise/sewing room. And also a full attic that we turned into part storage and private sitting room for privacy when working.
When I was a trim carpenter I did a huge bonus room above a garage. All I could think about was a pool table and poker table.
That's a good place where i can play games and skip my homeworks😂

I actually would love to use an attic as an office. Gaming, documents, videochats with a minimalist background an empty attic would be perfect however I'd need to add ac to the attic.

I would begin with tearing the whole house to the ground! And that’s because they’ve build the ground structure with way to thin wood! It needs to be at least 3-4 times thicker..
Storage. Place to put Christmas decorations. Or, add a dormer to expand the room and add natural light.
A Mini Split is what it needs... and every home needs an extra room like this.
A mini split can be added (I think). It would be my craft room and inspiration room for future projects in case I finish all I have going.
I would adopt 3 Ginger children from Europe and they would live up there on limited food rations.

Make sure your foundation and floor joists can support a living space in the attic
Crack it open and put the built in in!! Drawers, hanging rack, book shelf for reading book by window with club chairs. A built in computer drop down shelf/desk. A built in tv stand!. Just a few ideas! Definitely have ac/heat! Craft room! Sewing room! Multi-purpose room with plenty of things to do that you can retreat to!
It would make a great playroom for kids as they were growing up. Then a teens bedroom turned into an adult room after they leave for college.
Unfortunately many municipalities and states make you sprinkler your entire single family house if you go above 2 stories :(

I have designed a room like this for my dream house. The room is connected to the master bedroom, so I have the first part as a big closet. There is another room, as this is over the garage so there is still a ton of space. Still don't know what to do with that space though.

We lay subfloor to the outside walls so the attic space is completely usable.

We finished the space over our 3 car garage into the kids playroom (approx 700 SF). There’s a TV area up there, a bean bag chair area with lots of books for reading, 2 lego building tables, then our old kitchen table and chairs for doing craft stuff (which has turned into a 3rd lego table 😂🤣😂).

I would Sheetrock over the door until the inspector left. Then open it up and Sheetrock the room. No use paying taxes on that square footage.
I would drywall it and add ac to make it a chill out room with a couch,tv area, and maybe a bar with mini apliances
If storage, you modify that low wall with large pull out wheeled drawers so you don't have to use that crawl space.
Had a dear friend growing up that turned that same kind of space into wall to wall closets. It was a big house with 5 kids so storage was a plus.
This would be my hiding place. There would be a locking door downstairs!
That's a good idea if those are skylights over that storage space because that also puts us down into your rooms

Craft room for sure. Especially if over the garage, because then all my tools and stuff are right there too. Where I used to live, the attic was unfinished, only accessible by rickety ladder, and full of bees, so it wasn't able to be used like this. Now I'm renting and there just isn't enough room for anything.
Make sure it's insulated appropriately and the extra HVAC run is reduced in diameter or the air handler can handle the extra volume
