    What about high maintenance charges, high power backup charges, earthquake fear, delay in offering of possession, issues like chintel Paradiso society and why high profile builders are behind the bar .....please discuss these issues as well,if possible

    Multistorey flats also have disadvantages for example unplanned increment of maintenance charges, maintenance office not responding appropriately, unknown charges for electricity, lift problems sometimes. But the points discussed in videos are also correct. Peace of mind comes at a price.

    In society you must pay a heavy price for the facilities ₹3/- per square foot weather you use facilities or not

    Husband wife wali baat bahot sahi bataya aapne. Ekdum practical. On ground level yes we do see these factors also. Mitti palid nahi honi chahiye..very important point. Thanks for bringing this out 👌🏻

    One major selling point for Builder floor is, it is always in between the city... But for society flat u need to travel 20 or 15 km out of the main city.

    I believe he is talking about independent builder floors and NOT of floors by builders in a GATED society. In the latest floors in GATED socities, there are all amenities that are available in high rises & one lives in a low density society.

    Thanks for providing the clarity.
    Common area and maintenance are big issues in builder floors. Water tank also. Price also continuously depreciate.
    E.g. Ankur Vihar in Ghaziabad, it's all builder floors with no facilities and residents having fights daily on trivial issues.
    Better go for society flats.

      सुना है की इनकी क़ीमत भी बहुत गिर चुकी है। मै 17 लाख का 2 bhk वहां लेना चाहता था, 2010 मे। Locality देख कर मेरा मन बदल गया और नहीं लिया।

      @@grv.raghav Don't buy for investment purpose here. Buy if you want to live here for 20 years. 20 lakh mein 2bhk kahin nahi milta. There is no resale value either. But the location is good; everything is nearby.

    Request you to also have one video about CGHS flats in sector 55 / 56 Gurgaon . At present these flats are stagnating about 15 percent lower than prices of 2015 / 2016 / 2017 .

      Sir that is 15-20 years old construction. Plus lack with latest Animities like club house. That area is good, adjacent to Golf Course Road. As per my understanding, it is good if you are supposed to live there. Not for investment (as it is 15-20 years old constructed Flats).

    Builder floor me land owner part jyada aayega, mai Gujarat ke capital gandhinagar me rehta hu, mai rehta hu yaha jyadatar 2 storey flat hai, yaha par plot ki price bahu badhti hai, Redevelopment me acchi price aa rahi hai

    Sir ,nice information but we live in mumbai and your term builder floor is not known to us ,please first explain defination of any such term as people from other areas in country don't understand it. In spite of being a civil engineer and construction company owner it took me half vedio duration to understand meaning of term builder floor. Actuely it seems a small project by a developer on a small piece of land as per your talk in this vedio.

    Very nicely explained sir. One question for property in Belgaum city Karnataka which is 22 years old builder floor, prime location. Should we sell right away and reinvest in cites like Mumbai/ Ahmedabad/ Pune or should we wait for its redevelopment which at moment is not clear . Ideally after what period builder floor gets into redevelopment? As I understand post redevelopment anyone having 1 bhk will get 2 bhk and person having 2bhk will get 3 bhk. Have been watching most of your content on clarity for youth. Thank you for sharing valuable knowledge sir.

I bought builder floor in 2019 and within three years it is so frustrating to live here that I am planning to Move out of here. I wish i could have seen this video earlier.
    Again thanks. My personal view... A Big NO to Builder Floor buying. But can be a very Good option to stay on rent.
