    For years I struggled with outstanding debts, bills and my children's school fees. I am a nurse earning $6000 monthly. However I am starting travel nursing towards the end of summer. I was at a point where I wanted to give up. I came across every RUclips channel about how to make and multiply your income through passive income. Fortunately, I had saved some money and decided to start an investment, Now I have bought my second house already, earn on a monthly through passive income and got 4 out of 5 goals, just hope it encourages someone that doesn’t believe in investing..

      @@paigehuston2060 investing requires higher knowledge. I invest across the top markets but not by myself tho. i follow the guidelines of Alexandra Diana Jose. you might have heard of her.. I can correctly say she’s worth her salt as a investment advisor as her diversification skills are top notch/ I say because i see that in her results as my portfolio grows by averages of 30 to 5O% on a monthly basis, unlike i can say for my IRA which has just been trudging along. my portfolio just mirrors what her place and not just on some particular industries of my choosing. .

    Great sharing thank you Dawn. My question is how do you get borrowing capacity when you have home loan? I have great equity from my 3 investment properties bought many years ago but since I have a home loan, bank has no doors open for me to borrow more in order to buy another investment property....

    Great content PK, I think a missing piece in most videos is how people afford those repayments. With current rates, her rental income wouldn’t cover everything with a 90% lvr. Keen to hear how

      It is, cause rents are up 30-40%

      If we take a $480k property + settlement costs in a $460k loan, the repayments on that would be about $2700 month - $550 weekly rent, she would be short $500 a month. If you add that up to 4 properties 🤔
      I am really keen, but this is always the missing piece of the puzzle.

    Hi PK, it is now hard to buy a property in Perth Surrounds, whether on the South, North, West, North-East, as there is extremely very strong demand, pushing price offers too high above the estimated Core Logic property valuation... We were looking at the Core Logic Mapping, and see the suburbs that were still affordable at the time. But people are just offering way above :( Thanks.

      I went to see four rentals on one day cheapest $620 per week for 2 bedroom. Inner suburbs but not worth the buck. Decided I would buy but looking at what houses are available I hope the next two months there are better options. Im fortunate that I earn a great income and can go back home for a little bit. Others who have no option to rent its bad

    I bought my 1st property 19 years ago in Western Australia in waikiki were move from rental property sydney to our own home in w.a. we
    sold it 2 years later for big profit then bought another house in warnbro to live in for less mortgage then decided to buy investment properties 10 years ago 2 in warnbro and 2 in Portkennedy. recently just sold my 2 investment properties in warnbro for profit and pay off my mortgage where I live in now but still have 2 investment properties in Portkennedy. And I'm only a supermarkets workers with one income.

      @Luke Dewar yes I'm looking my self to buy my dream home 2 storey home one day around that area close to the water my preferences are from rockingham safety Bay secret harbour singleton golden bay all the way to mandurah area .I'm been living here now for 20 years love where we live
      are sorrounded by beautiful beaches beautiful weather all year around. But always do some searching to pick the neighbouring areas or streets

      I have property manager for 10 years but not reccomend them as the property manager recently who manage my property not doing their job that's why end up selling my 2 investment properties but they were the cheapest rate in the Area as I have 4 investment properties they given me 7percent for a start now I think 9 percent management fees monthly .normally 12 to 13 percent management fee monthly to each property in a different agent

    So question related to borrowing , did the banks have any set back on the loans or were they ok with giving u one loan after the other since all ur prop were cash flow positive ???
    When thinking about inspection interstate, what was the process u followed, how did u find which PM to ask for the same? Also how much did u pay them?
    What were ur data sources ? Any websites or anything?

      Hello!! No issue with the banks or finance. All were cash flow positive, prior to current rate rises 🎉

      As a Mortgage Broker, the only time there would be a potential setback is if you max out your borrowing capacity, which is about 6-7 times your gross income, including rent. This is called DTI(debt to income) ratio
      Let's say with your first investment property, your debt to income ratio increases to 2.5 and with your 2nd investment to 5. There wouldn't be issues with most lenders. Hope that helps.

      Paying LMI doesn’t bother me, long term vision. Some banks wave LMI for nurses yes. Most of our deposits were 12% and 20%

      Properties continue growing everyday, despite the interest rates.
      interest rates don’t bother me, property is a long term wealth creation strategy. Lots of different cycles of rates to come over the next few decades.
