Very grateful for your confirmation of what I've always believed! I've spent many years doing fairly high production framing, and every time I felt pushed to just "get it done", it always comes back to bite me! I would constantly preach that if people would just be a little more patient, and THINK that it would pay off in the long run.... 🙄 That, and poor communication are my two biggest peeves. 😉

Your student that's building a 4 plex in San Diego, did she get an FHA construction loan? If so, they allowed her to do it as an owner builder? Did she have to do anything else?

No, she was mostly cash with a smaller investor.

Scheduling. The more you do it, the tighter the schedule you can make. For example, I had a major 7-way inspection on the same day insulators started. Not recommended but I passed all inspections and the insulators were clear to keep going.

The added cost is not justified. A synthetic vapor barrier is not hard to install and is actually a better savings.
