How do the Banks or Lenders check the Salary etc of a Buyer when buying internationally

I received email from bank to roll over to variable with discount rate . I am wondering is that better to do with mortgage broker or to do by myself with what the bank offers in the email .Thank you

Yes the private client group everything is transparent, we also have weekly mentoring calls sharing deals with addresses and nitty gritty etc
