I’m surprised you have been passed on mortice locks on a HMO. Fire regulations state you need an escapeable lock and a mortice deadlock isn’t that. Coming from a full time locksmith, this surprised me.

do you put and buy the materials for the project or do you tell the contractors to buy the materials
It depends! Some people like to source the materials themselves, if they can get them cheaper etc and some people like the contractor too.
Question about staging, isn't it just a one off cost if you're doing flips regularly? Because you use the same items each time
Hi! Yes with staging this is definitely something you can do! You would just have to factor in storage costs for the furniture when its not in use!
