You're talking about an educational consultant (government job) and an electrician who can't afford to rent a proper place, so they live in a basement. Therefore, the situation is much much worse for those who work casual jobs for minimum wage. This creates problems between landlords and tenants cause tenants don't want to leave the place cause it's hard to find another one. On the other hand, the landlord can't kick them out even if they stop paying rent, due to the tenant protection law. It all comes down to a deadend dispute that if happpens leads to dramatic endings cause there are no easy exits.
Stupid laws and lack of action from Police is a big issue. I had a terrible neighbors and even after 9 calls to police, its always there is nothing we can do because of some stupid laws. You own a house that you don't have a say if your tenant does anything there. The laws create this sort of issues.
What the hell, this is now happening in our backyard. Please Canada don't become like the U.S. when it comes to gyn violence. And Ontario needs to fix their LTB.

I have been a landlord for many years, and I’d be lying if I said I didn’t want to strangle a tenant who was disrespecting my property and ruining me financially. Of course, I don’t let the intrusive thoughts win and actually act on it, not worth throwing away my life. That being said, these dispute cases need to be dealt with more promptly and with better care and attention then how they are now. In BC, dispute hearing are done over a conference call on the phone and the process is not easy to navigate for either side. The government needs to do more for the people in this regard.
It's time to start regulating the rental industry and stop this madness where anyone can become a landlord just because they have the means to buy property. Landlords should be required to register their rental properties and have them inspected, on their dime, on a yearly basis. That way if something is unsafe or unlivable the city itself can order the work be done and the tenants are left out of it. No tribunal required. They should also be tested on their knowledge of the Residential Tenancies Act and issued a permit to rent upon successful completion. There are way too many landlords out there that have no idea what the Act says and it creates alot of unnecessarily wasted time at the Tribunals. I had to spend a great deal of my time when a landlord took me to the tribunal because they were certain they were in their rights, only to have the adjudicator dismiss it without me even saying a word. All they had to do was spend the time learning what the Act says and they could have avoided a whole lot of hassle and greif.
There is such a 'housing crisis' now people are renting out sections of their livingroom and curtaining it off and charging hundreds of dollars a month rent. It used to be where I live, that basement suites needed permits, inspections and had code requirements. That is all out the window now and people are being encouraged to rent out any space in their house they can. to 'ease the shortage'. Coincidently, property taxes have sky rocketed. This because most homes now have multiple groups living in them, so the market will bear it. Very few houses have just one family living in them in the Vancouver area.

The rental industry's actually over regulated, especially in places like BC. The regulations scare away a lot of potential landlords from renting out their homes, and the ones that are willing to take the risk are people who transform their single family homes into triplexes. If you increase the potential supply of landlords, you give renters more freedom to choose. Not all landlords are crazy people like this guy.
