    Yeah Bro I feel for you on this joint!! It’s a pump nightmare!
    That loop water must be Trash to keep losing soo many pump seals!! I mean damn it’s not like they’re out of alignment. Since there’s no shaft couplings. Yeah that’s garbage loop water.
    I’ve always hated Close coupled Vertical pumps!! They’re always a SOB to work on and remove them. They’re always stuck somewhere with no room and up high on some BS all thread and senior strut!
    Sucks that your local pump shop screwed you on that pump. I mean damn the Wrong damn flanges. And to get that beast all the way in that room and it be wrong. Sucks!!
    But as Usual Bro you conquered that mess!
    Great job. I’ll see you on the next one. I watch all of these videos you’ve done. I’m 35 yrs in this trade and the Service Mgr of a 51 yr old HVAC company. And you sir are doing the Trade a Great Service!

    Looks like small pumps are a heaater for the idle boilers through the exchanger. Plus those strainers need pulled and cleaned. Get some 1/8 and 1/16 graphite gasket sheet and a gasket cutter . Make your own gaskets on site for the strainers and pump flanges.

    New mechanical seals will always leak a little at first until they wear into each other. Had that happen on a circulator that I replaced the motor on and B&G did not have an old motor on shelf. Ended up getting a similar motor and having a machinist make a shaft for the impeller attach to and use a standard off the shelf motor with a shaft coupling.

    That is weird, that y-strainer is indeed normally mounted in the suction line. If the strainer is mounted in the discharge line the filter is also mounted wrong it must be flipped 180 degrees.

    P.S. Additional Comment: Also, Probably is reason why curtain pumps keep going out, seeing gaskets leaking, Strainer & seeing crust leakage in different piping gaskets, pump areas, etc. Everything seems could be getting back/reverse, simultaneous, pressures or something weird.
    It may all be, Ass Backwards! Just Sayin’. Damn Good Observant, JMT!

    I have nothing to do with your profession, but I'm always very impressed by your work. Thank you for your great videos.
    In my very limited experience looking at large-scale plumbing in hospitals, clinics, and supermarkets (service areas and public areas) they are always adorned with colour-coded arrows along the length of the pipes, with labels printed on the insulation.
    This may be unique to the Borough I worked in though (I also live in a country within Europe).
    Would this area you are working in have been equally well-labeled when built?

    Have you still got the pressure regulator bypassed ? You could be over pressurising the whole system, and blowing the seals out !

    Could you ask the property if there are any mechanical drawings? I would think that's system was designed by an engineer. And there should be some drawings..

    Check the expansion tank, relief valve and pressure regulator. Pump seals are a weak spot in hydronic systems

    They have the Pipe the wrong way round, Return should connect Pipe incoming into PHX and Flow Should connect with pipe coming out of the PHX.

    If you put headphones on when listening to this video you can tell that bearings are going bad on multiple motors you can hear metal grinding on metal. That building seems like the definition of until completely falls apart we're not paying to get it fixed.

    hey a good trick to collect the water that comes out drill a hole at the bottom of that garbage can and put a spigot and run a water hose to the drain. its a good temporary fix till you can get a new pump.

    Time to sell them some spiral magnet filters and make the janitorial staff clean them once a week.
    You probably could replace those pumps with some euro style grunfos magna pumps. They are pretty tough and will save a ton of power if those pumps run 24/7.

      no way are magnas lasting more than 5 minutes in water like that. the flow sensors would get clogged straight away.

    I did this kind of work for years all I can say if you want to be a professional get the right tools a hammer some have wrenchs and a cordless impact. Those things save time make you more money right tool for the jobs. It drives me crazy to see things done half assed. If buying a tool makes your job easier then it's a no brainer.
