    Retirement accounts are the most tax inefficient vehicle to pass to your heirs. They facilitate paying uncle Sam's ransom. Real estate is extremely tax efficient asset to pass to the next generation bc of the step up in basis.

      I'd rather have a Roth IRA that can be stretched 10 more years than a property. After 10 years, you could always buy a property if you want and depreciate it from there.
