Thank you much appreciated. We found out the hard way. Although the electric report came back poor we still went ahead with the purchase thinking we could manage with a fuse box change. Come to realise it needed a full rewire. We all know what that means. Floor boards lifted massive chasing holes in walls for moving sockets around and creating new ones etc. Basically turned into a whole project. We did put aside money for renovation for bathroom kitchen etc. But ended up gutting the whole house. Really over budget too. Although we are pleased with the results it was hard.

Can you use the money that you saved up on the help to buy ISA to pay towards these fees? I know I can only withdraw that money from that account on the condition that I use it to buy my first property but should I save up another 5k for fees on a separate account?
I have just bought a council property and it’s pretty much thesame. There’s some nitty gritty cost that your solicitors will give you. Basically the solicitors fee is likely to go up.
I can also recommend you my mortgage broker. He was absolutely amazing. So was my solicitor. Buying from the council is long because the council is extremely slow (Southwark council)

When I was doing my research most times the booking fees and arrangement fees are included in the mortgage.
