Turns grandfather's rammed-earth barn into budget dream home

  • Up until recently, Jordi Salvia's hometown in rural Catalonia used rammed earth bricks as an ancient and effective method to keep barns and houses cool and affordable.
    Despite working in Barcelona, Salvia decided to turn a dilapidated barnhouse built by his grandfather in their village outside Lleida into a modern, efficient house for his family - at a fraction of the cost of renovations relying on modern materials (with weaker climatic performance).
    Inserted into a narrow rectangular plot with no possible openings to the sides, the renovation removed floors and inserted lofty voids to create mezzanines designed to allow natural light into the house's several courtyard-like spaces.
    The house includes a double-height living room with a custom cast-iron fireplace for the winter and access to a terrace, a vaulted living area for hosting big gatherings for family and friends, and an indoor courtyard on the first floor that stays cool in summertime and warm in winter.

    As the architects of this house renovation (Hiha Studio) we were given the task of updating and adapting two separate houses, which were connected by traditional rammed earth party-walls. The house, located in a village near Lleida, Catalonia, represents the typical architecture of the region. To meet Jordi’s family needs, we removed floors and created new double-height spaces and light-filled courtyards within the building.
    By selectively emptying the existing structure, we achieved the project goals and saved costs. We eliminated unnecessary elements and reduced the remodeling area. The design included six vertical openings on the first-floor landing, providing views of the double-height living room. These modifications allowed natural light to permeate the entire house and created visual connections between rooms.
    The house's entrance on the lower-ground floor was inspired by traditional farmhouses, and the daytime activities are centered on the ground floor, with a living room, kitchen, dining room, and sheltered terrace. Bedrooms and bathrooms occupy the first floor. Throughout the renovation, we stripped the house down to its essence, emphasizing the value of materials, textures, and colors. The rammed earth walls played a crucial role in regulating moisture, temperature, and acoustics within the house.
    All in all the process went smoothly and both Jordi and us were glad with the result.

      Great design and it seems very livable.
      I wonder whether the rammed earth walls has any sort of surface treatment to help protect the dirt. I have seen videos introducing rammed earth being used in Chinese villages too for construction. For refurbishing those houses, they treated the surfaces with a treatment to help strengthen the walls and prevent the dirt from loosening. It also improves moisture resistance and insulation.

    I think empty space in this house plays the same role as silence in music or white space in design,
    they are there to amplify our perception of its opposite.
    They are great team players. They disappear so that the other one shines.

    In Mediterranean countries you shut yourself in in the summer because it is too hot, in the winter because of the cold. AC and heating were of course not used. I live in an old Spanish town where people still live like this.

    Ram earth construction is definitely reflected in a lot of the original ranch adobe building and Spanish missions in SoCal. Definitely like the way the wall section was displayed in the house.
    PS - In summer, adobe buildings always offer relief from the heat! Unfortunately, earthquakes make ram earth / adobe building unsustainable due to earthquake risk in SoCal
    PS2 - what an incredible fantastic reuse / redesign of this house! So many interesting spaces!

      I just looked up the earthquake hazard rating for Catalunya - it's at "medium", which means 10% risk over the next 50 years...

    A respectful conversion of a traditional Spanish family home, into something architecturally interesting and functional. The terrace is quite something too. I also like the natural and textural "rammed earth" walls, in contrast the smooth modern finishes! ¡Bravo Jordi!

    Planning the use of light to illuminate everything by opening or removing portions of the old structure results in magic. All that light planned for seasonal or daily tracking with exposed original materials is so harmonious. Could do photo essays of every season in each room just dancing with the light. I'd want too put potted miniature olives & citrus in each 'courtyard.' Spain has/does the coolest buildings of any where consistently.

    As l toured through here with this video, the name Escher kept screaming out at me, especially after the go-nowhere staircase left in place! But l am not surprized to see how artistic people can be. My very favourite architect, Antoni Gaudi, was born and died in Spain.
    All the natural wood, stone, brick and use of glass has the feel of a very high end gallery or small museum. As an artist, waking up in this monumentally artistic and impressive space would have my brain just racing with artwork ideas every single day! This house is beyond AMAZING!! Livin' the dream!!🎉🎈🥳🎈🎊👍🏻😄🐾🌈☮️🇨🇦

    it's seldom seen a big house with no luxurious decoration. The only kind of fancy thing is the zebra pattern bed sheet. Everything is earth tone , so comfortable and practical. The glasses and sunlight create the magic artwork. Love this house.

    The foyer section to the north that has the internal balcony w grate & stairs to south wall, where some light gets in from glass doors and windows may have been a bit under-shown. I sort of think if the owner did a drone cam w/ not much more time given to it and possibly a 360 wide angle approach at the base of that room, which I suppose is for chilling and relaxing. Other than that your legacy recordings of amazingly creative dwelling reuse always floor me!

      It's not a residential area, it's probably a Spanish 'Pueblo'. Pueblos, or villages, are mixed-use areas with stores, services and small businesses. Pueblos tend to be surrounded by green areas but rarely inside of the village, to prevent the town to become too large so it's walkeable.

      Knowing the land, we already knew the town was mainly built with rammed-earth, so the idea to uncover this preexistance was embedded in the project since its inception. Then of course, the construction makes you change, uncover, discover & rethink many things. But showing all of this material richness was one of the guiding principles since the beginning.

      I think that is what his Father was getting at, how it wasn't covered. I think you can get away without sealing if it's not exposed to rain or high humidity.

      Visiting SoCal missions, all smooth walls were also dirt ground to make a fine plaster / whitewashed. As I recall it had to be roughly the same material so as not to trap moisture.
