Do you have a Mexican birth certificate and Identification? If so, you can buy as a Mexican. There is no naturalization, through heredity. To naturalize, you have to get an FM2 for five years, than take the test where you gotta know the history and stuff. Just like when you naturalize in USA.

Your father can get a birth certificate and get a mexican id and vote. If you are born in USA. You can get your dual citizenship by going through the immigration process. First you would become a resident (fm2), for five years. Than you take the history test and oath. Just like immigrants becoming citizens in the usa. Most of the foreigners that live here already became mexican and stay year round. We have a big community of expats living and working and owning businesses down here. I grew up in Texas. Since my wife was born in Tamaulipas, MX we have it under her name since she has dual nationalities. We hired an architect and plan to build a house with 3 plantas and a sotano. We hope to start and finish construction in 2020. One thing I will say is that I was amazed an how well Mexican real estate holds its value and continues to appreciate. We believe that hour vacation home will be a good investment due to low cost of taxes and maintenance. Unlike the USA. Good luck to all.
Are you looking at this video, because you bought time share? Time share is not real estate. When you buy Fractional real estate, you do own a specific property. Time share is a membership to a vacation club. Sometimes when people buy time share, they feel they are buying fractional. When investing money in a foreign country, take your time to look up the information. If you get hustled into something that sounds too good to be true, it probably is.
Nationals don't need a trust to buy real estate in the forbidden zone. The trust is about 700usd per year. Every other cost is the same. Property taxes are the same no matter nationality.
Mexico invited Canadian mennonites to come live and work in Mexico. We welcome foreigners since approx 1920. Menonites live in Cuauhtémoc chihuahua. They were granted benefits and tax free. Thank you Mr. Chavez for the great information video. I own 2000 foot of river front land in La Huasteca San Luis Potosi with the best view of the surrounding MTNs and valley. I am a retired American. I and my Mexican wife got it from her Tia and turned it into private land in one hour in San Luis Potosi and I think it cost 400 dollars. It's in my name only and I have the title. I pay taxes on this land every year for around 100 dollars. If you are 50 miles away from any Mexico border or ocean you can buy and own land just like any Mexican and just like in the USA. I can't see any difference between Mexico and the USA, It's a property title, that's it, but only outside of the free zone. I actually think it's easier in Mexico if you are 50 miles away from any border or ocean. Within the 50 mile zone it's called the free zone which means you can drive from USA across the border and drive anywhere in the free zone with no Mexico Visa, come and go as you please, and stay as long as you want. So Mexico Baja California is almost all free zone. I used to drive to La Paz, Cabo, Rosarito, Ensenada all the time in my USA car and no need to get a car permit, and your USA drivers lic. is good all over Mexico. I bought Mexico car insurance on the USA side for 1 year at a time and less than my USA insurance and it works, had a guy hit my car, and the Mexico insurance company paid for my car in 3 days. I used to go to Ensenada every Sunday or Puerto Nuevo for the fantastic Lobster. I ended up moving to TJ and crossed the border everyday to my job for around 13 years. If you are in the free zone you have to get a bank trust for any property, it's sort of like a lease that is renewable, sellable, and rentable and willable. I have spent 10 years and close to a million dollars clearing and landscaping my land and now it's like a golf course. I provided allot of jobs to the locals here for over 10 years and still do. I used to have my light sport airplane on it but sold the plane to a good friend. The Mexican people here love me and help me to no end. Most of the land around here is farm land and the ranchers are some of my best friends. I might be selling the land if anyone is interested but it's not cheap. It would be great for a large hotel, restaurants, and homes, etc. It's the best land anywhere around here. As for the people that had there homes taken away from them South of Rosarito Baja CA., they bought ocean front lots from a crooked real estate agent and the land '''''WAS farm land''''', not private, and it was in the free zone!!. Later the farmers or Indians or Govt. discovered this and wanted there land back. I don't know all the details but I did meet a guy that bought from the crook. They gave the people I think it was 10 years to get off the land. These Americans built beautiful homes, and they were mad!! It was there fault for not doing a title search, knowing the rules about the free zone, farm land, etc. etc. Of course everyone blamed Mexico which was not right. The real estate crook disappeared of course with all there money. Back then I had a Mexican buddy that moved homes for a living. He offered to move there homes. He could have took those homes apart and moved them for little money, and put them on a legal lot somewhere else. Of course this would have been an expense for these people but at least they would still have there homes but in a different location. I herd a foreigner can start a Mexican corporation and that corporation can buy land, etc. anywhere in the free zone, don't know if it's true? I was born in USA Minnesota and grew up on a farm when young. I love Mexico and it's people, and I also love the USA, but my cost of living here, and the freedom can't be beat, and the best tacos on the planet using stone ground corn hand made tortillas and the hottest chilis I have ever had. Cattle ranches everywhere so fresh beef and pork. I am 8 to 10 hours from the USA border, 8 hours from Mexico City, and 3 hours from Tampico which has beautiful beaches and hotels.
The farmers meet the first sunday of every month. All through Mexico, they have meetings to talk about the irrigation canals and such. For example here, the farming stops right about this time of year. The rainy season is starting. The irrigation canals cannot be used. The farmers bring the cattle down the mountains, cattle roundup. After the rainy season the cattle go back up the mountain for grazing.

You don't need to be a citizen to get a working permit. Working permits are easy to get and inexpensive. All it takes is a job to sponsor the working permit.

I live in N. GA. Real estate scams are common in the US. Foreign nationals can buy property in the US but being a foreigner in any country puts the purchaser at a disadvantage. There are some beautiful places in Mexico, but I would rent there if I wanted to do an extended visit. Mexicans have a beautiful climate and land. As an American, I like to see countries develop their unique culture and develop it to a level of attractiveness. Most people want to take pride their country. Just like America, there are areas to be proud of and areas that are the pits.
Mexico history reveals how the current situation has come about. But to be a modern country like Canada or Germany or Italy any one should be able to by land especially if they are going to live in your country. It's time for Mexico to join the rest of the world in property ownership. Your present system is very restrictive to your economy.

I thank you for the history lesson on Pancho Villa and the land situation. I have a friend who is on the sex offender registry who was living in Mexico and had girlfriend and happy life down there. In 2017 the USA past the international megans law and when he tried to return to his home in Mexico after visiting his mother in the USA he was no allowed to inter Mexico anymore. When do think the Authorities in Mexico will understand that this notice that is sent out when a person on the registry tries to visit Mexico that this person is not wanted by the USA for any crime. They are attempting to make it almost impossible for a registrant to travel anywhere outside the USA for the purpose of inflicting punishment unjustly on that person. An ex convict who was convicted of murder or bank robbery could visit Mexico with out any hindrance while someone who is on the registry for urinating in public would be turned away at the border.

Sergio, it is so sad to hear that they basically did the same thing there to the poor people as they did to my ancestors here in America. What happened to us after slavery was call "Sharecropping." There really was no "sharing" of the profits of what black people grew. They were "allowed to live on the plantation. It sounds very similar to the hacienda system. So sad. Mexico did the right thing to keep their farmland in the hands of legitmate Mexicans. I am considering retiring in Mexico. I spent some time in Yucatan and Quintana Roo. I have an additional question for clarification. If buying a house in Mexico what should I ask a real estate agent to make sure the house will belong to me and no possibility to get home taken away in future? How can I verify on my own that the home is on public registry?
You can walk into City Hall and verify in Catastro. If the property is there it is good to go. If it is not registered than it might be farmland and not residential.
Some years ago it was reported that dozens of Americans invested their life savings into beach front properties along the Baja California coast and they were so happy on their investments. Also at that time D.Trump also was gonna invest in to building a resort there under his name. Well, what happened caused all the Americans living there to loose their house and even belongings and Trump immediately back out of his interest there. A caravan of jeeps filled with state officials and armed soldiers pulled in one day and told all the residents to grab their belongings and go whithin 30 min. They claimed the land had a 100yr lease and the lease expired and they were taking it back. Mexico is and always will be as corrupted as the presidents in he past that have ripped off its finances In the past. These are 100% facts.

Peoples who think the key to Mexico’s future is foreign land ownership or a property system similar to the US do not really understand the average Mexican citizen. The land in MX is made up with Ejidos so that the average campesino can have the right to graze their animals or grow some crops without having to buy some land or even lease it. Just like Sergio explained here. If you think his history lesson about lands ownership is boring just go ahead and try and buy some land without knowing anything about it. You will need to either marry a native Mexican or spend the money to pay for agents and even lawyers (notaries) to help you. And if you know nothing about the lands history the other locals people will probably grow to resent your presence in their country. Even if you do end up getting a property. Better to learn something about where you are going and then go with it. When you come to the new place and think they should all be the way it is where you come from, you might as well just stay where you’re at.
You have not had to marry or have a Mexican business partner to own land as a foreigner (even in the restricted zones) since 1994. Ejido are granted lands by the government in constitutional ammendments but have to respect state survey coordinates, the problem is people don't get official state surveys and do not register the survey with the state. The old catasral system is a mess with conflicts from one municipality to the other and that can be a problem.
@dan riley The info above is correct, but ironically I did have a recent experience. Apparently my lawyer got the survey done, and according to the surveyor he was asked if he wanted to use the "actual" co-ordinates or where the local Ejido had marked the lot, for some reson he chose the latter, and I have since re-surveyed to find the lot lnes have moved west 8 meters. Good thing I hadn't built yet!
@@staffordeuinton3952 That's very common because at one time your lot belonged to a huge lot of many hectares. When the ejido is turned into the city for urbanization, its not just one farmer turning in his lot, its all farmers that belong to that one farming community or ejido. There is a Certificado parcelario for farmland, if you have this than you can get a trust or deed depending on your location. I never dealt farmland to foreigners because for 1. its illegal and 2, cases like yours.
That's correct my friend. I never deal with ejido just to avoid the problems. Never believe when someone says "its farmland but you can get a Thrust". This process can take up to ten years depending on the Certificado or titulo de propiedad. All this is dealt directly with Mexico city. Tribunal Agrario in Mexico city.

Although Pancho Villa is known to Americans there are the other revolutionaries, Orozco, Zapata & Carranza who were important in ending of the Porfiriato dictatorship, verdad? Fast forwarding to the aftermath of the assassination of President Madero, the bloodshed & poverty that ensued resulted in an estimated 200,000 refugees fleeing Mexico during the Revolution. & many of their families do not regard Pancho Villa as highly as he is often portrayed. Most of those that ran away were going to be prosecuted for being the Hacendados or their families. They were the right hand men of the dictaror or president that relected himself for so long (Porfirio Diaz). Pancho Villa was son of an Hacendado and Maid. His birth was to be kept secret because the family did not want everyone to know the hacendado had slept with the maid. Pancho Villa was looked at as an enemy of the state because he fought the government and invaded U.S.A. Columbus N.M.
Hi Mr. Angel Shining, Financing became available in USD to Americans and Canadians in 2008. Mortgages in Pesos with Mexican banks have been available forever. However, the peso is not recommended for investment purposes as you may be aware. Financing is Available only to those properties that are legal or Private properties. Foreigners use their home equity for buying beachfront properties in Mexico. This way you keep the low interest rate you already have. Getting a Mortgage on a property in Mexico also doubles the cost of closing fees.

This can be a set fee for the duration of the agreement, however you need a realtor to make sure this is done. There are banks that do raise their trust administration fee every year. Great question.

Are you looking at this video, because you bought time share? Time share is not real estate. When you buy Fractional real estate, you do own a specific property. Time share is a membership to a vacation club. Sometimes when people buy time share, they feel they are buying fractional.
When investing money in a foreign country, take your time to look up the information. If you get hustled into something that sounds too good to be true, it probably is.

Thank you Mr. Chavez for the great information video. I own 2000 foot of river front land in La Huasteca San Luis Potosi with the best view of the surrounding MTNs and valley. I am a retired American. I and my Mexican wife got it from her Tia and turned it into private land in one hour in San Luis Potosi and I think it cost 400 dollars. It's in my name only and I have the title. I pay taxes on this land every year for around 100 dollars. If you are 50 miles away from any Mexico border or ocean you can buy and own land just like any Mexican and just like in the USA. I can't see any difference between Mexico and the USA, It's a property title, that's it, but only outside of the free zone. I actually think it's easier in Mexico if you are 50 miles away from any border or ocean. Within the 50 mile zone it's called the free zone which means you can drive from USA across the border and drive anywhere in the free zone with no Mexico Visa, come and go as you please, and stay as long as you want. So Mexico Baja California is almost all free zone. I used to drive to La Paz, Cabo, Rosarito, Ensenada all the time in my USA car and no need to get a car permit, and your USA drivers lic. is good all over Mexico. I bought Mexico car insurance on the USA side for 1 year at a time and less than my USA insurance and it works, had a guy hit my car, and the Mexico insurance company paid for my car in 3 days. I used to go to Ensenada every Sunday or Puerto Nuevo for the fantastic Lobster. I ended up moving to TJ and crossed the border everyday to my job for around 13 years. If you are in the free zone you have to get a bank trust for any property, it's sort of like a lease that is renewable, sellable, and rentable and willable. I have spent 10 years and close to a million dollars clearing and landscaping my land and now it's like a golf course. I provided allot of jobs to the locals here for over 10 years and still do. I used to have my light sport airplane on it but sold the plane to a good friend. The Mexican people here love me and help me to no end. Most of the land around here is farm land and the ranchers are some of my best friends. I might be selling the land if anyone is interested but it's not cheap. It would be great for a large hotel, restaurants, and homes, etc. It's the best land anywhere around here. As for the people that had there homes taken away from them South of Rosarito Baja CA., they bought ocean front lots from a crooked real estate agent and the land '''''WAS farm land''''', not private, and it was in the free zone!!. Later the farmers or Indians or Govt. discovered this and wanted there land back. I don't know all the details but I did meet a guy that bought from the crook. They gave the people I think it was 10 years to get off the land. These Americans built beautiful homes, and they were mad!! It was there fault for not doing a title search, knowing the rules about the free zone, farm land, etc. etc. Of course everyone blamed Mexico which was not right. The real estate crook disappeared of course with all there money. Back then I had a Mexican buddy that moved homes for a living. He offered to move there homes. He could have took those homes apart and moved them for little money, and put them on a legal lot somewhere else. Of course this would have been an expense for these people but at least they would still have there homes but in a different location. I herd a foreigner can start a Mexican corporation and that corporation can buy land, etc. anywhere in the free zone, don't know if it's true? I was born in USA Minnesota and grew up on a farm when young. I love Mexico and it's people, and I also love the USA, but my cost of living here, and the freedom can't be beat, and the best tacos on the planet using stone ground corn hand made tortillas and the hottest chilis I have ever had. Cattle ranches everywhere so fresh beef and pork. I am 8 to 10 hours from the USA border, 8 hours from Mexico City, and 3 hours from Tampico which has beautiful beaches and hotels.

You can do that on private property. Too bad you cannot be a part of the farming community. They get benefits like seeds tractors from the government.
The farmers meet the first sunday of every month. All through Mexico, they have meetings to talk about the irrigation canals and such. For example here, the farming stops right about this time of year. The rainy season is starting. The irrigation canals cannot be used. The farmers bring the cattle down the mountains, cattle roundup. After the rainy season the cattle go back up the mountain for grazing.

@@prime8nate Cierto. The mayority of the retirees down here did become Mexican citizens. I will have to make a Video on that. Benefits may include healthcare. In Mexico everyone has free healthcare. You don't need to be a citizen to get a working permit. Working permits are easy to get and inexpensive. All it takes is a job to sponsor the working permit.

I live in N. GA. Real estate scams are common in the US. Foreign nationals can buy property in the US but being a foreigner in any country puts the purchaser at a disadvantage. There are some beautiful places in Mexico, but I would rent there if I wanted to do an extended visit. Mexicans have a beautiful climate and land. As an American, I like to see countries develop their unique culture and develop it to a level of attractiveness. Most people want to take pride their country. Just like America, there are areas to be proud of and areas that are the pits.

But to be a modern country like Canada or Germany or Italy any one should be able to by land especially if they are going to live in your country. I have a friend who is on the sex offender registry who was living in Mexico and had girlfriend and happy life down there.
In 2017 the USA past the international megans law and when he tried to return to his home in Mexico after visiting his mother in the USA he was no allowed to inter Mexico anymore. When do think the Authorities in Mexico will understand that this notice that is sent out when a person on the registry tries to visit Mexico that this person is not wanted by the USA for any crime.
They are attempting to make it almost impossible for a registrant to travel anywhere outside the USA for the purpose of inflicting punishment unjustly on that person. An ex convict who was convicted of murder or bank robbery could visit Mexico with out any hindrance while someone who is on the registry for urinating in public would be turned away at the border.
No sex offenders or child molesters wanted in mexico, all registered child and sex offenders will be caught dismembered and decapitated.

Sergio, it is so sad to hear that they basically did the same thing there to the poor people as they did to my ancestors here in America. What happened to us after slavery was call "Sharecropping." There really was no "sharing" of the profits of what black people grew. They were "allowed to live on the plantation. It sounds very similar to the hacienda system. So sad. Mexico did the right thing to keep their farmland in the hands of legitmate Mexicans. I am considering retiring in Mexico. I spent some time in Yucatan and Quintana Roo. I love the energy, music, the food, sounds, and vibrant life in Mexico. And its close to the US. It make sense not to sell your beach and borders to foreigners.... very smart.

You can walk into City Hall and verify in Catastro. If the property is there it is good to go. If it is not registered than it might be farmland and not residential.

Some years ago it was reported that dozens of Americans invested their life savings into beach front properties along the Baja California coast and they were so happy on their investments. Also at that time D.Trump also was gonna invest in to building a resort there under his name. Well, what happened caused all the Americans living there to loose their house and even belongings and Trump immediately back out of his interest there. A caravan of jeeps filled with state officials and armed soldiers pulled in one day and told all the residents to grab their belongings and go whithin 30 min. They claimed the land had a 100yr lease and the lease expired and they were taking it back. @@JanColdwater Foreigners cannot buy farmland. Private property is different than farmland. Commercial property is private property.
Peoples who think the key to Mexico’s future is foreign land ownership or a property system similar to the US do not really understand the average Mexican citizen. The land in MX is made up with Ejidos so that the average campesino can have the right to graze their animals or grow some crops without having to buy some land or even lease it. Just like Sergio explained here. If you think his history lesson about lands ownership is boring just go ahead and try and buy some land without knowing anything about it.
You will need to either marry a native Mexican or spend the money to pay for agents and even lawyers (notaries) to help you. And if you know nothing about the lands history the other locals people will probably grow to resent your presence in their country. Even if you do end up getting a property. Better to learn something about where you are going and then go with it. When you come to the new place and think they should all be the way it is where you come from, you might as well just stay where you’re at.
You have not had to marry or have a Mexican business partner to own land as a foreigner (even in the restricted zones) since 1994. Ejido are granted lands by the government in constitutional ammendments but have to respect state survey coordinates, the problem is people don't get official state surveys and do not register the survey with the state. The old catasral system is a mess with conflicts from one municipality to the other and that can be a problem.
@dan riley The info above is correct, but ironically I did have a recent experience. Apparently my lawyer got the survey done, and according to the surveyor he was asked if he wanted to use the "actual" co-ordinates or where the local Ejido had marked the lot, for some reson he chose the latter, and I have since re-surveyed to find the lot lnes have moved west 8 meters. Good thing I hadn't built yet!
@@staffordeuinton3952 That's very common because at one time your lot belonged to a huge lot of many hectares. When the ejido is turned into the city for urbanization, its not just one farmer turning in his lot, its all farmers that belong to that one farming community or ejido. There is a Certificado parcelario for farmland, if you have this than you can get a trust or deed depending on your location.
I never dealt farmland to foreigners because for
1. its illegal and
2, cases like yours.
That's correct my friend. I never deal with ejido just to avoid the problems.
Never believe when someone says "its farmland but you can get a Thrust". This process can take up to ten years depending on the Certificado or titulo de propiedad. All this is dealt directly with Mexico city.

Most of those that ran away were going to be prosecuted for being the Hacendados or their families. They were the right hand men of the dictaror or president that relected himself for so long (Porfirio Diaz).
Pancho Villa was son of an Hacendado and Maid. His birth was to be kept secret because the family did not want everyone to know the hacendado had slept with the maid. Pancho Villa was looked at as an enemy of the state because he fought the government and invaded U.S.A. Columbus N.M.

Financing became available in USD to Americans and Canadians in 2008.
Mortgages in Pesos with Mexican banks have been available forever.
However, the peso is not recommended for investment purposes as you may be aware.
Financing is Available only to those properties that are legal or Private properties.
No Financing from banks is available for Farmland, specially because no one owns it specifically.

This can be a set fee for the duration of the agreement, however you need a realtor to make sure this is done. There are banks that do raise their trust administration fee every year. Great question.
