      Is this a better investment than DAMAC Lagoons?

      @@MelB81 It depends on your intention. It's a different segmentation - Damac Lagoons has options for ~$400k, while Oasis starts at ~$2M. Therefore it's a different category of tenants, and Oasis is more exclusive. I would also compare Oasis to Falcon Island in RAK and Ramhan Island in Abu Dhabi

    What is the platform you are using showing all the price per sqft on the map it looks amazing. I am an agent from london moving to dubai so any help would be appreciated!

      We use different platforms, as the information on them is not always the same. Property Monitor is the one we like the most.

We'll take your suggestion into consideration for Sobha Verde, but as a quick reply, it could be a good investment from a rental perspective especially for a 2B, as a luxury 2B unit in JLT will stand out. JLT is a unique area with particular nuances and not every project/unit (just like all projects) will yield optimal results.

    If you come across a Real Estate agent who justifies Dubai's current prices to New York or Hong Kong or London, just run away as fast as possible. It just shows either 1) S/he has no clue what drives/justifies RE prices. E.g. presence of lots of end users because of the presence of lots of job opportunities. Think for yourself, are there comparable jobs in Dubai compared to NY, and HK? Dubai is full of investors not so many end users. Or 2) S/he is just interested in her/his commission. No one who has your best interest in mind will justify the prices of Dubai's red-hot RE market with NY/HK where the prices are consistently high because of fundamental reasons. Dubai's RE market is a cyclical market, it topped in 2008, another top at 2014, and then another one coming soon. People who bought luxury villas in 2014, are seeing their properties back to their purchase price now! It took them 9 yrs to get back to breakeven. So good luck if you decide to buy properties as an investment now. What is going to happen to the high prices when tens of thousands of units start getting delivered every quarter for the next 2-3 years. Good luck!

Instead, it's to illustrate that global cities have an international appeal that can sometimes defy traditional market logic. Dubai has quickly become a global hub for business, tourism, and luxury, which can drive demand in its own unique ways.
      While it's true that job opportunities play a significant role in real estate demand, it's essential to note that Dubai's appeal extends beyond just job markets. Dubai is a tax-free haven, has a strategic location between East and West, boasts world-class infrastructure, and has successfully branded itself as a luxurious destination. Many investors see value in these factors.
      Regarding the cyclicality of Dubai's real estate market, most global real estate markets, including those in New York, Hong Kong, and London, have their cycles. It's the nature of any asset class. However, wise investors often use these cycles to their advantage, purchasing during downturns and enjoying appreciation over longer periods.
      Also, the influx of units you mentioned might be viewed differently by some investors. While it could lead to a short-term oversupply, it also signifies the city's growth and development, positioning it for a potential increase in demand in the future.
      Lastly, every investor has a unique risk tolerance and time horizon. While some might be looking for short-term gains, others see the long-term potential and are willing to hold through market fluctuations. It's always recommended to do thorough research and perhaps even consult with a financial advisor before making any investment decisions.

      @@insiderealty_ae Dubai no doubt is a great place. It becomes even more sought after in times of problems (pandemics, wars). It has it strong points but till it is able to generate hundreds of thousands of well-paying jobs like Singapore, Hong Kong, I believe its Real Estate market will remain, relatively more cyclical than other developed markets. Anyway, I wish the best for you and your clients. May you and your clients both make lots of money in the Dubai RE market over the years.

      I have not come across this kind of behavior in Dubai. It's a very positive energy throughout the city
