This is scam operated by construction companies and property dealers, that hold your money for 120 days to start or fund their project. They collect 4000 EOI’s for 500 units and it doesn’t guarantee the unit of your choice at REASONABLE price per sqft.
Thank you for your comment. EOI is a standard practice in Dubai, even with government-backed developers. Funds from EOIs are securely held and cannot legally be used to fund projects. They are fully refundable within 30 days, and clients can also submit post-dated cheques that remain uncashed until unit allocation. Developers are required to have escrow accounts to ensure transparency and protect buyers. While demand may exceed supply in some cases, the process is designed to be fair and secure. Let us know if you’d like to discuss this further!

to be fair ... when comparing, the focus is lifestyle here... so lots of car parking space, living areas and built up areas ... he stated in the beginning that there are few comparable mansions available in community .. so then mentioned pent houses. having said the above, i agree that a more comparable pricing for the limited mansions available would have been more useful ... irrespective of limited units

What about flight just above the building ?
By the time this project completes, the airport will be transitioning towards Al Maktoum Airport, so there should be minimal noise. It remains to be seen how operational DXB will remain, but I would say noise should be kept to a minimum. Definitely less than in Gardenia Bay/Yas in Abu Dhabi.
Rashid Yachts & Marina is better.
It’s quite good, but no beach
It could be better for you, but not so for every investor. Emaar's payment plans tend to be the least suited for resale strategy, and the presence of beaches on Dubai Islands (none in Maritime City/Rashid Yachts) makes a difference both for investors and those looking for a place to live. Different financial aspects and different energies in these two places.
I like the houses on a pole, but there's no privacy on the property at all. I'm sorry to say that again the houses are amazing beautiful luxury, but literally your neighbors window bedroom is like 20 feet from your bedroom How I'm going to pay $40 million and I have no lot of property at all If you have 7 to 8 bedrooms, you need to have at least 0.3 acre land other than that where my kids going to play And I don't understand where they could try to go with the prices. Are they going to sell the houses in ten years and one billion dollars they look very artificial and not realistic for Dubai. Because this is not a city was grown up in 100 years everything exploded in the last 20 years so if that explosion went too fast high can go down too fast, low and crash Just imagine if a war happens between Israel and Iran and Israel started attacking Iran what's going to happen with the prices on Dubai because that country is in the border with Iran
Everyone has different perspectives on what "a good deal" is and how much space they need. We have clients who look for 30,000sqft+ mansions and there are places where we can make that happen - either custom or from a developer. Some will buy a house based on prestige, and usually people who are buying an apartment of villa on the palm - this is not their primary residence. This is theird 2/3/4+ property around the world where they spend a portion of the year. Many countries' financial resources are actually in Dubai, so it's sheltered from conflict. In fact, when conflict happens - it leads to investors from those countries moving money to Dubai, driving the market further.
How is Ellington Views 1 doing?
Well, if the speed at which something sells out is a marker - then doing great. Ellington just launched their 4th project in RAK - Playa del Sol (see our video on it: ruclips.net/video/EeF2EpUDFj4/видео.html). lol another "get rich quick!". Over 2k dirham per sqft in the middle of nowhere with terrible slum projects built on the same island so far. (same price as dubai) Cool project, elignton are great. The casino will open and maybe it will be a hit, maybe not. I would buy at 1k per sqft.
Sounds like we need a time machine for those prices. 2 years from now when the prices are 4-6k/sqft, people will say "I wish I bought at 2k" It's all a calculated risk - knowing the master plan and where it's going, and trusting your intuition after that.

The current price is only viable due to most of the projects not existing. Once all the many many thousands of units on marjan island are all on the market prices will drop. Elington will drop less than others so at least you have that.

Yes, there will be built-up areas on the island, but there are also green zones and parks planned for residents and visitors.
Avoid Damac they are a dishonest Company. Go with more reputable developers
