A warning if you're planning to apply for rental at the Reseve at Nocatee. We were defrauded by the Reserve at Nocatee leasing agent, Gina Hansen. We paid $265 admin fee and $160 application fee. She assured us that there is absolutely no risk to apply and told us that if we decide to cancel the $265 admin fee will be refunded. When we cancelled she refused to refund the admin fee... This is total fraud - beware!
I used to live in the Walden Chase neighborhood located down the street from Nocatee. I remember when they just started working on Nocatee when I lived there back in 2005. I really like the Nocatee clubhouse and ammenties but I really don't like that the homes were built way too close and are narrow. The neighborhood homes are tightly crammed and it looks awful. I find that homes on larger lots make the homes and neighborhood look a lot nicer. My second dislike is that the CDD and HOA fees are outrageously high. My final dislike is that the homes are extremely overpriced. No way would I purchase a ranch 3/2 home for $600k - $800k. I would rather live somewhere else in Florida for a lot less. I bet the people that are parking on the Nocatee streets moved from the NJ \ NY area. Habits area hard to break.
As a resident of Noc I would say the CDD fees & HOA are not high at all for what you get! $150-$200 a month to have access to waterparks pools all the Noc events best golf cart road system infrastructure. Cant beat it & lower than alot of masterplanned communities that dont offer a quarter of the lifestyle Noc has to offer. But like I said in the video..all based on an opinion. Not for all!
Yes .. some homes are close ... Prime area... Very nice cities are the same with large home footprints ... Of course, you can pay for larger lots in Nocotee... It just costs more... Nothing unusual here . 3:40
😂😂😂 Those are complaints? Cars are parked on the street everywhere in the country…. Pickle ball is way more popular than tennis now actually, narrow driveways (that fit 4 cars 😆) Yes definitely don’t move to Nocatee it’s terrible
This is a ridiculous complaint. I have two properties in Nocatee. One is gated and the other close to the amenities area. It's a great community, be happy you have a home and safe community. If you are not happy then move to the north side. Stop bringing the liberals in the community 🤣

Does it have CDD? Is it on a flood zone? Do they have townhouses?
yes CDD. Most homes are in flood zone x which does not require flood insurance (although I recommend flood insurance). Yes they do have townhomes🙂
