You can still use a WY LLC (or NM - also anonymous but cheaper) as your trustee. Sometimes it’s simpler to use a natural person, often a lawyer like Clint. You don’t have the costs and burdens of setting up and maintaining another entity, and there is also the possible benefit of attorney-client privilege working in your favor.

Would this work the same as a living trust? I have had multiple lawyers and Title Companies in both TX and TN tell me that Land Trusts are not recognized. Also, my parent's home was in a Land Trust and I was the trustee and after they died, I wasn't able to do anything with that property until I found a friend who was in the title business and knew the family, knew my mother's wishes and was able to take the property out of the land trust and retitle into my name in order to sell.
We use them in both states without issue. Sorry to hear you ran into a wall with your mother's land trust. Often times its a matter of finding the right person who understands how to use the entity.

YEs it can but list the trustee and trust on the policy as named insured and the seller as additional insured on subto deals.

You will need to find a different insurance company. Try National real estate insurance group.

if you set up a Annon LLC in say Wyoming... could you then appoint that LLC as the Trustee? or do you still need to appoint an actual person?
