There are several major flaws that have made this property super "unsellable" 1. No one pays over $10m for a house in the north shore burbs that is NOT on Lake Michigan. Building in a small random subdivision not on the water was a HUGE mistake. 2. The exterior is hideous, the architecture and finishes weren't even stylish when it was built. 3. Sheer size--- talk to any top tier broker, most mega-wealthy don't want this large of a house. The sweet spot according to most brokers is more 12-15k sq.ft. up to say 20k sq.ft. When you get to 30k, 40k sq.ft. regardless of pricing you start to lose the buyer pool left and right. Look at uber properties in LA, the homes under 20k sq.ft. sell for MUCH more price per square foot than when you get to the mega homes. Look at Ben & JLo's house--- they paid $60m for 38K sq.ft. just completely renovated. That's not even $2k a sq.ft..... lots of examples of mansions selling $3-4k per square feet in a more approachable size. The cost of operating and maintaining the sheer size of the home sends buyers running bc it's a waste of money and space they don't need so to actually get in the buyer you need to ask much less per sq.ft. Speaking of--- please critic Ben & JLo's house. I wouldn't be surprised if they take a $20m hit to sell it off quick or hold it for years and years, I think it was on the market 6 years when they bought it.

Those two-thirds-height curtains are horrible. The should have gone all drama, all the way up, opera house curtains, custom made. Sheers behind, then some gorgeous fabric in front. Dramatic pull backs, with fabric puddles on the floor. But this is also the room that looks like a conference center lobby with those couches and side chairs, so I guess the lousy curtains match. I remember in the 90's I loved those glass bricks. I wanted a modern house with glass bricks in the entrance. I had a glass halogen lamp that has blue on the edge of the glass. If you know you know. It reminds me of Jordan's desk. Jordan's entire house is a 90's museum. I don't know what renovations they actually did in the 2000's because it all looks 90's. Only a crazy rich fan would buy this. Then that fan could fill the trophy room with Jordan memorabilia.
I think the prohibition on selling the furniture is so that the buyer cannot profit from the Jordan Name. Provenance is the most significant factor when a celebrity's possessions come to auction. That dining table, for instance, might go for ten grand on the open market, but attach Jordan's name to it, and all of a sudden you've got a million dollar piece. Actually, take the legs off, and I think it would work well as a wall hanging. If he's so concerned about it, then he should sell or store the stuff himself, rather than saddle a buyer with it all. As far as the property itself is concerned, I agree with a previous poster who would buy it for the land, and tear it down. I don't see how any re-decorating could remedy all the mistakes, or make it feel like a real home. It is actually more sterile than many hotel or corporate lobbies I've seen. The design seems aimed at creating a venue for entertaining two or three hundred of your dearest friends. Although, a caterer would have lots of problems with that inadequate kitchen. More proof that money can't buy taste...
the living room on the guest house is exactly the same as the one on my dentist's lobby. The whole house looks more like office based than basketball based lol
I think MJ has spent a lot of time in hotels. His house looks like a dated hotel. He got the basketball court ok, like a highschool gym without the bleachers. It's dated 1995. Tbh, any millionaire would toss the old equipment for new. People have strong attachments to their equipment.
I probably know more about the house than Enes does. I was once his neighbor. Our houses were separated by a significant amount of trees between property lines.
I laughed when Arvin suggested they make it a museum and let kids in need visit it. There is no way that neighborhood wants that type of traffic. They live there to get away from the city, not have it brought right into their own space.
have a feeling he designed a lot of the house himself. Just a gut feeling. Or maybe he was very involved in the design. The whole house just SCREAMS Michael Jordan 1990.
Honestly, not sure about Chicago but from LA's standards, it looks like a Medical office building. Actually, alot of Kaiser Permanente here looks like this building lol
House has been on the market for like 100 years. He even tried to offer the whole Jordan catalog of shoes to whoever bought it. I think the place is too personalized and it's in Chicago. It will never sell

"Michael Jordan has finally secured a buyer for his $14.85 million Chicago mansion after allowing it to sit on the market for more than a decade. The NBA legend originally put the enormous property up for sale in 2012 with an asking price of $29 million"
Damn this channel is a gem. Like stepping from middle class RUclips to upperclassmen RUclips. I would love to see luxury houses you consider to be amazing "value" as going through your channel I don't think I have found a house you believe to be fairly valued
Love your reviews man, but calling a glass block curved wall a sign of an "art deco" design, and then suggesting art deco makes people think of the 1970s?! Dude...read the wikipedia for "Art Deco"?
Your channel is informative and entertaining, Arvin! So this is a spectacular example of why real estate agents warn against over-customizing a home. Go ahead and do it if you can fully embrace the reality that a future buyer won't pay for--and may be turned off by--the custom design you adored. MJ didn't get the memo and he has the money to hold onto the property. I imagine he had great times living there and is too attached to admit this is a tear down. The landscaping along the driveway was the best part of the property. Oof.
That area is the most exclusive area anywhere outside of New England & New York, Miami/Palm Beach and SoCal. Lake Forest is the Midwest ‘s Billionaire’s Row. Edit: it’s the Midwest’s Malibu or Hamptons MJ probably built there bc it’s right outside Lake Forest & probably saved him a fortune on the land.
16:25 what would u do instead of brown? curious cause parent's house is like off-brown , creme paints and it looks pretty good IMO....warm, cozy etc....
Honestly I always thought that Jordan’s house should’ve been demolished & a new house built. But I’m here to see how Arvin says. This is becoming one of my favorite YT channels.
The basement definitely looks like a bowling alley, I usually like art déco, but then for me it needs this coziness atmosphere, darker colors, maybe mixed with more dark green, red accents and brass or copper tones. Or go full on with bright tones, beige, white and then mix some little dark elements in it. But hey, taste is a personal thing^^ It is always kinda relaxing to see how Enes seems to like everything he sees XD. I have to say this building gives me kind of "liminal space" vibes ^^
16:45 Trophy room - if you were a collector of anything, it would be nice to have those cabinets. Small sculptures, glass, knick knacks, those stupid pop art figurines, rare books, trains. A gamer room, eg keep all the figurines and supplies on display in the cabinets, nice table in the middle for epic D&D or whatever games.
Would you mind doing a video on Max Azria’s house in Holmby Hills? That’s 10250 W Sunset Blvd, that monstrosity has been on the market for 5 plus years now lol.
I, personally, love art deco, but the glass at the front entrance is less art deco and more the sub-basement windows old gymnasiums had when my brother was playing high school ball, in the 1960's.
MJ's Startrek inspired desk looks like there's a giant metal trash bin on the end! LOL (added) the furniture throughout, and fireplaces really look like a commercial property, like a hotel. And outdated one, at that.
Thanks for the review, Arvin! Very good video. Just one tip: Please don‘t use piano music in the background, it doesn‘t fit while you’re criticizing a mansion :)
Well now that Enes explained that it was built in 1995 and a “partial” remodeled, so now I can understand the way it was a lot of curves, instead of clean lines. (I think that curves are ok in some areas of a home, because then if it was only clean lines then it looks too corporate, or dangerous, because everything has a sharp corner)..this home definitely needs a balance of both. Arvin was very very intense for a home that was built almost 30 years ago..even the “partial” remodel would of course be outdated now. I do agree with Arvin in saying that it’s waaaaay overpriced and that clause of not being able to sell the furniture is RIDICULOUS. I also agree with Arvin that since this home has been on the market for soooo long that it’s time to possibly think of making it a tour type of home and have proceeds go to inner city kids, museum, etc.. THANKS for posting.

Scarface, Moonlighting, anything in the early 80’s 😂
And the wine room straight out from Inception.
@@SmokeJuly Nah, this is not 80's aesthetics. It's mid to late 90's. And if the design language had a name it would be called "office".
That house looks like the principal office and/or lunchroom in a late 90's early 2000s school...
No mention of the old wall phones in every room!? 😂
I knew the property was going to be weird when they didn't wire the light sconces in the living room. The cords were crazy!
Don't know if it's me, but I had some audio issue end of the video, some mute the double.
fixing it thanks
5:20 not Arvin confusing Art Deco of 1920s with Googie of 1960-70s 😂😂😂
1970’s art deco?? 😂😂😂
HAHAHHAHHAHA
it is now time for critique videos OF critique videos!!!!!
"""I'M GONNNA SHOW THEMMM!!!!!"""
I KNOW THE MOST OF ALL THINGS!!!! I AM THE MOST HIGH!!!!
Reminds me of a hotel.. everything materials, kitchen spaces, wall papers, light fixtures, etc
Got any cool stories? Please share.
have a feeling he designed a lot of the house himself. Just a gut feeling. Or maybe he was very involved in the design.
The whole house just SCREAMS Michael Jordan 1990.
Plus he’s known for being stingy. Sadly this decor is telling.
Build a trophy home a cheap out on all the interior.
Honestly, not sure about Chicago but from LA's standards, it looks like a Medical office building. Actually, alot of Kaiser Permanente here looks like this building lol
Hello Arvin, I really like your videos, they are very informative and fun as well, thank you.
thanks for the support
House has been on the market for like 100 years. He even tried to offer the whole Jordan catalog of shoes to whoever bought it. I think the place is too personalized and it's in Chicago. It will never sell
Brilliant!! Your so good and insightful with your expertise!!
The architectural style is 1970s mortuary.
As soon as I saw those glass squares in the entrance. All down hill from there. Yuck!
so bad
with the circular old school hotel lobby couch thing in the foyer!
Omg saying how the furniture colors are preparing you to die, killed me.
Greetings from London. Your disdain is so amusing, keep it up!
Love your videos man! Watch em as soon as you publish em haha but this video was difficult to listen to because I think you were banging on your desk or something - love the vids, but maybe just take a note of resisting that urge cause it made it a little difficult to listen/watch
If I had the money I would definitely spend it on building my dream home just the way I envision it. I wouldn't care about resell value. My kids can tear it down and sell it and be grateful they got anything at all!
Treat others as you would want to be treated.
Love your videos, I always get a belly laugh or two and learn a lot about home layouts at the same time
"Michael Jordan has finally secured a buyer for his $14.85 million Chicago mansion after allowing it to sit on the market for more than a decade. The NBA legend originally put the enormous property up for sale in 2012 with an asking price of $29 million"
9.5 Mil is an actual selling price as I see from the news.
This is my new favorite channel. 🤞 that the channel grows and grows.
🛑🔉🔊Sound goes mute at 41:02 then comes back at 41:37 before being overlapped by a second voiceover at 41:43
fixing it thanks
Damn this channel is a gem. Like stepping from middle class RUclips to upperclassmen RUclips. I would love to see luxury houses you consider to be amazing "value" as going through your channel I don't think I have found a house you believe to be fairly valued
Everyday wait for your videos to drop🔥🔥
thanks
To me the round metal bin at the end of Michaels desk looks like a cigarette butt stand that use to be popular back in the day
Well he does have a room dedicated to cigars so maybe it is
I don’t know why I’m watching these videos, but you probably have the best taste I’ve seen so far.❤
7:50 this is so insightful thank you!!!
crazy they would build it like this
Life sucks, and then you die in Michael Jordans house.😂😂
ya its great place to let go of earth lol
Life’s a bitch and then you die…
poppin audio my man
Love your content, Arvin. Would love to see you do a reaction to the Architectural Digest video on 822 Sorbonne Road.
Love your reviews man, but calling a glass block curved wall a sign of an "art deco" design, and then suggesting art deco makes people think of the 1970s?! Dude...read the wikipedia for "Art Deco"?
Heard it just went under contract today. It finally sold.
Yeah. But the price!
Finally sold for 9.5 mil
This is a property that's going to end up abandoned, derelict and eventually bulldozed (if a fire or tornado doesn't get to it first).
Edit: it’s the Midwest’s Malibu or Hamptons
MJ probably built there bc it’s right outside Lake Forest & probably saved him a fortune on the land.
Addicted to this channel!
16:25 what would u do instead of brown? curious cause parent's house is like off-brown , creme paints and it looks pretty good IMO....warm, cozy etc....
Arvin, I love your videos. I've learned so much from you. Big love, kindest regards, Richard U.K
At first I thought those lights in the formal living room were bug zappers, and I was wondering if it was somehow an outdoor space.
No sound and/or messed up sound after the 41:05 mark, NOT ULTRA LUXURY!
Arvin becoming my new favorite RUclips channel. I’m a real estate appraiser
“It’s really designed to get you ready to die…” 😂🤣 Absolute savage!
When I hear art deco I picture an opulent 1920s style with geometric designs and rich colours. Not this 😬
I would call this post-modern, ie typical 90s
"just to be clear, you're not buying Michael Jordan " 😭😂.
I'm sure the neighbors would love the museum idea lol. Tear it down. Great vid!
I am not into real estate but I am very impressed by the knowledge you have Arvin, fascinating.
MJ's Startrek inspired desk looks like there's a giant metal trash bin on the end! LOL
(added) the furniture throughout, and fireplaces really look like a commercial property, like a hotel. And outdated one, at that.
love your show so educational thank you
This review is a slam dunk! 🏀
My question is " what happened to Mikey " ?
Enes would not say. 🤔
Thanks for the review, Arvin! Very good video. Just one tip: Please don‘t use piano music in the background, it doesn‘t fit while you’re criticizing a mansion :)
its in enes's video
@@ArvinHaddadOfficial but you had some kind of background music in the last videos too...
Art Deco was about 50 years earlier 😂 5:20
