    And if the the winning bidder cannot close escrow within 30 days the winning bidder loses their 10% deposit. OUCH!

      Yes! With how competitive the market is here and the cost of keeping the bills paid on the property, it keeps my buyers honest and makes sure they follow through on their end of the contract. I've had a lot of buyers back out because of lack of funds or poor planning on their part, which only costs my sellers money in the long run.
