- I think this is the one. This house has a Highlands ZIP and has a pretty amazing community where it sits. I have a lot of due diligence to do to confirm that I can do what I want, but this may well be our spot in the mountains.

@@paedahe4975 I agree but on the other hand, you can't be salty for someone (like many) had a vision and went for it and made it work; for some? that might be it!, content on selling overpriced wash buckets but for Matt he's just getting warmed up, hate or love the guy but can't deny his making it happen and or accomplishing what he's set out to do.We can simply hop in for the ride along or experience it with him and have fun! That's just how i looked at both perspective.

Ever since I started watching this channel, I’ve been looking at money differently. Work hard, but smart and enjoy the fruits of your labor. I’m in a completely different spot financially because of the mindset I’ve adopted. Funny enough, I’m actually looking for my first house at the moment. Matt’s basically been an inspiration for me.
@@acelakid94 I've always wished Matt talked about his previous career because I don't think most people know about it, he was a financial advisor so he's definitely got a lot of knowledge in that area as well. But obviously that's not his passion.
Man I'm not trying to be a negative Nancy or anything, but after building my house in Texas a few years ago I see a lot of telltale signs of quick fixes and some other major fixes that have already been performed and more that will be needed. In the back of the house the door didn't shut right, the weatherstripping is peeling off and when you move further that smaller AC is dumping humidity right in that cavity, did you notice all that floor directly above it has been replaced? Is that the dining area or your office area? And further down the overhang window, I think it's a screened in porch is tilted forward compared to the bottom. Start at about 37:00 and look at the piece of wood holding the gate together also that looks like wood on the back not hardi. Best thing is to get an inspection and get two if you have to, find somebody that's dialed in with inspections . Nowadays realtors don't like fussy home inspectors because they want a quick sale. I looked into being a home inspector after I had my place built , they drove me nuts how many corners they cut. Also see how much insurance will run, use some of Shells photos with the imperfections and get some estimates and time frame as to what it would cost for repair, just so you know what you're getting yourself into.

I'm glad someone appreciates me. Ha, ha... I am well aware that the vast majority of people prefer authentic and don't have a judgement about everything. The tricky part about being publicly authentic is that the vocal minority are the ones that dominate the interaction. It's been a wild ride letting you all in. Without it, I wouldn't be chasing this.
House is beautiful. One point to consider would be the “not rental” to multiple individuals for driving trips. If you have more than two individuals with vehicles, the others would have to park outside. Maybe a covered area like a Porte cochere so there’s additional covered area?

It's fine, most would enjoy driving the vehicle and when they head home they clean their cars up.
First time on the channel.
On this home tour, where you're outside and walking down to the lowest level you show concern for water causing damage outside. In Japan they build stone culverts right next to the homes in hilly locations and divert runoff into that. In places you can't go wide you go deep culverts big enough to handle a worst case scenario. Also, the bigger the overhang from the roof the better protection for the walls and windows beneath from water damage.
In the driveway just before you get to the house there's lots of damage to the surface, meaning water problem. I'd dig one or more trenches across the driveway to capture and divert water coming down towards the house. Cover the trenches with iron grates. Use smaller sections so you can lift them up to clean out the trench.
You could modify that stream and have a little where water pools with rocks around for seating. Make it look natural.
I'm guessing the porches are all screened? Great if so. I'd have outdoor cushions for everything and if someone wanted to sleep out there bring out a good foam mattress and swap out the cushions. I'd worry about a mattress acting as a sponge for moisture, and getting moldy inside.

Looking good , may i strongly suggest a full removal of the driveway , and start with a fresh quality compacted sub base material , hot mix binder course and then top course .
How much do you think that costs? That is what I'd like to do.
@@ObsessedGarage $3.25 a square foot , it would be also worth asking if the hot mix asphalt is available with a anti-strip agent . Anti strip agents help
to keep the liquid asphalt attached to the aggregate . It would help with durability against excessive water wear .
Note : $3.25 a square foot may not include a hot mix binder course . Just an aggregate base course with a hot mix asphalt top course may be enough
if there are no plans for very heavy vehicles . LOL OG style would include the hot mix asphalt binder course . I live on Long Island , therefore i assume the cost might be a little cheaper .
Any chance you could expand the garage forward? Make it a 2 car but truly double deep, and at the same time you could raise the ceilings as the roof pitch is adjusted, then add two four posts so we can park 6 cars inside for the multiple driver stays. I'm thinking even 2 families would bring 4 cars. 2 fun cars and 2 support cars.

I'm working on it. Owner didn't counter my offer. I ordered an appraisal that is going to take a few weeks to get.
I think given the limited amount of slots you'll have to rent you'll be able to vet the renters a bit. Can keep a database of the people who rented and how they kept the house and eventually just continually rent to those that you have had good experiences with.

Just an FYI, that's wood siding. With Hardie you can see the texture pattern in the boards and you're not supposed to face nail it. Those clapboards are face nailed and they're much thicker than Hardie. For whatever it's worth...

Yelp water is #1 concern, looks like lots of water flows toward house. Smart to have it checked out by the professionals. Good stuff.
Taking a leaf blower and a pressure washer to everything in the front would make it look amazing. New floor and mirrors in those other bathrooms would completely change the look.

The drive up looks pretty sick. I was looking at buying land in Georgia myself. Went to visit the wine country area and it was an absolute dream for car people.

I did the same exact thing when looking at property in Brooksville, FL with my 930 and wife's 944. Was about 15 acres with giant oaks and moss...This was in 1987 (!). Was moving from New England. It's not weird if you have a nice car that is low-slung.
If that house is the one you want, take into consideration that all the insulation in those “crawl spaces” should be redone with closed cell spray foam. The spray foam will stop moisture from coming up into the house. Like you said water control is going to be your main concern. The inside is beautiful!

I would go for a geological study but I think that was in your head, it is a beautiful view though, I hope it works out for you Matt, rent the Garage seprate if you are stocking it with the OG kit.
Replace the fiberglass insulation under the floors, you could see it when you were walking around the outside and looked in, with mineral wool. Easier maintenance, will resist bugs and it laughs at water. Much better for that application.

Beautiful house. So much moisture though... Not a big fan of black mold, and fungus all up in my ventilation and respiratory systems. Yuck.
Great house! Be sure to factor in the cost of trimming Limbs and foliage around the house once or twice a year

Okay .. you listened to me on Highlands/ Cashiers being your speed. Now before you lock in that property, go look at the Cullasaga club and Mountain Top community. Look at the amenities , restaurants and club house before making your final decision. Not saying that Highlands Falls will not be exactly what you are looking for, but you need to be aware of everything that’s available in this market. I know you love doing your homework. Really enjoyed the videos, you guys will love Highlands/Cashiers. Good luck!
I had two Mountain top homes on the list, but they don't allow rentals.
Very beautiful house. Only worry would be that turn around the bridge. I doubt a trailer would be coming up all the time but, might be a pain getting around that corner.
No trailers will make it to the house.
Check for a drain in front of those garage doors, the slope of the driveway is going to put a lot water there.

Love that house, it looks amazing and I can't wait for it to be finished so I can come to stay in it! Although I'd have to get over my fear of flying first :) But it looks amazing and I'm sure you'll dial it in just like everything else and the journey is going to be a good one.

I feel like I'm watching Realtor OG, and don't get me wrong, I am not mad about it at all.
Been pleasantly surprised at this new vid series and waiting with bated breath for you to do Highlands. HFCC is such a great place. Wish you’d shown the waterfall on #15 (got engaged in the gazebo right there). Spent many summers up there at my grandparents’ house (when you pass the tennis courts and pool, if you’d have stayed straight instead of veering right, their house was up that steep road... Small world, huh?) My favorite place in the world. Hope you get the house. If you don’t get that particular one, keep trying in HFCC rather than HCC or Cullasaja. You won’t regret it.
The last part was interesting, your thought process in financing, profits and expanding. This is manageable, but I guess don't expect running more than 3 houses because at a certain point it's difficult to maintain following up maintenance, innaproperiate care of others and such. A renthouse is also a form of rinse & repeat process imo

It does. I got the HOA bylaws, discussed them with an attorney, and talked with the community manager.
That seems crazy to me there is an HOA in that secluded area. As far as I’m concerned they are the devil. “I paid cash for my house, but between HOA, property taxes, insurance, I still pay a grand a month”. Scam.

for the bathrooms you want to remodel, simply having soft close slides and hinges would go a long way to make it feal more high end that it really is.
Blast out the hill to the right of the garage and add a 3rd bay. It’s common for mountain homes to have to blast limestone. We did it in Huntsville, AL when we built on the side of a mountain.
The first house from the first video was absolutely beautiful. very mountain feel. shame you didn't like it

I'm sure for just a couple hundred grand, you could have under ground lifts, that drop cars below the garage.
I would love to rent at some point if you do go through with the place. The garage is a tad bit sad but other than that house is 11/10!
Yeah...that's to conundrum. People in the mountains like 7' doorways and tiny garages.
Lotsa trucks and big ol' honking SUVs in theses parts. Garages are for golf carts, riding mowers and one vehicle.

The VW guys run those roads every year. I did it in a focus as well. I wouldn’t call it fast uphill but damn it’s fun.

Great house if for personal use only but for renters, it would be great if they have access to the clubhouse as well especially for the kids in the summers.
There is nothing at the clubhouse other than golf stuff. There is a much better community center in the Highlands that we will join.

Beautiful, but be careful. I agree with a careful home inspection, but I’d include a geotechnical/civil engineering inspection of the foundation system and water mitigation. As my contractor told me-“water is the enemy of the building”.

And I must say, you are inspiring myself to chase perfection and strive to purchase something of that magnatitude, rather than rent it from you. lol That house will be STUNNING and “Movie Set Ready” with the right scenery come the Fall and Winter time: October, November & December. I wonder if they decorate the community, roads, entrance etc. For the Holidays come Fall/Winte time. I’m looking forward to seeing the progress. Great Content.

Small world, I was in Highlands Falls today. Did you end up buying the home? I’m a business owner out of Cashiers and know the community quite well.
It looks like a nice relaxing getaway to spend a week or two, but I don’t see it as a car guy place. It’s more like a place to hide out from the authorities. I would get some serious input from some of your car guy friends and see what their take is.

Highlands is different. I have numerous clients with houses up there and I’d be very surprised to find out they will ‘allow’ a rental property in that community. I’d keep it hush hush from this point on.
Actually, once you get the place up to your standards, you won’t want any of us and our loud exhaust terrorizing those rich folks. 😂
I've done some extensive research of the bylaws, talking to the owner of the club, community manager (HOA), and had local attorney review the rules. We should be good to go.
@@ObsessedGarage I’m ready to help by borrowing your house for money. I own a moving company also and can receive and deliver furniture if you need it. I also can recommend a great moving company in Highlands that warehouses and receives also.

With a house like that, it would be harder to get a week there than it is to buy a Kranzle right now.
It's a nice house, but a bit dark and the garage is tiny for your standards. I thought the point of finding a Destination OG was to have us car guys "borrow" it and enjoy the dialed in car space?
