Stake and smart crowd gives on and avg 5% returns. But your amount can get stuck. If you invest 10000 AED in marina 1 bhk apartment through stake. You will get 500 AED yearly. To recover capital amount u have to wait till 20 years if everything goes smooth. Let look from another aspect if you invest in 15 year old building for 10 years. After 25 years your apartment would not be sold your you have to sell it on less price from market value. Then if you avg out your investment after 5 to 10 years. It will hardly recover inflation not wealth generation. I think better to invest in stocks or national bonds atleast you can withdraw your capital easily. What is you feedback
You get 5% avg returns as Rental yield only, but you also get capital appreciation when the property value appreciates. Also you don’t have to wait for 20 years to recover amount, there are exit windows where you can sell your ‘stake’ in both SmartCrowd & Stake. On investment in different assets, my opinion is that it depends on your risk appetite, investment horizon & returns you want to get. Stocks in UAE & US have historically given excellent returns but are risky. National Bonds are safe options but the interest rates are going down so not sure if returns of that level will be possible. For Overseas Pakistanis a good option is the NPC in USD (even PKR) giving good returns every 3 months up to 5 years.
Walaikumassalam Faraz, yes if you want to invest through Stake you will have to be a UAE resident. But if you want to do it for a certain property privately then you may do so - but not through platforms like Stake or SmartCrowd.

Salaam Nausherwan bhai, for crowd funding do all owners need to be UAE residents?
