I definitely appreciate it and welcome to the channel! For the property assessment list you can definitely email public records for that list and the same goes for tax delinquent list. I find it a bit easier to sift the list via a computer though. They typically send a large number of names through an excel spreadsheet but that could be different depending on where you are located.

Please note, Veterans get more incentives when purchasing property. So please don't assume the outcome will be the same for you. There is a difference ...that's all I'm saying. I have a few veterans in my family and they are all in real estate because they are provided incentive when purchasing property.

Thanks for the question! The biggest tip I have is to dive in and get started. Analysis paralysis keeps a lot of us back and at some point for me, I had to take the leap and get started. I was a teacher for many years in DC and finally decided to take that leap and start creating generational wealth for our family.

Just go to Detroit. I tried to tell people years ago when I lived there for a little over a year to invest in property. They looked down on the idea. Fools! There are so many abandoned, strongly structured, beautiful homes with yards throughout Detroit from the East to the Westside. Detroit is a great city, just needs a little touch up. If you are looking to invest, this is a good place to research.

I appreciate it and welcome to the channel! If you are purchasing the distressed property my biggest advice is to do your due diligence and ensure the condition of the home can be saved. Although the home may be distressed and cheap, it doesn’t always mean it can be fixed.
