    Living in Texas ( DFW area) since ‘98
    I lived on Big Pine for 8 years back in the 80’s.
    It’s definitely NOT comparable!!!
    If I had the money- my butt would be back in the Keys!!

      I was born and raised close to where you are in Texas! My family lives in Ft. Worth. Though I'm a Texas girl at heart, nothing compares to the Keys so I'll probably never leave haha! Thanks for watching :)

      @@FLKeysMadeleine OMG! I have moved back and forth many times. I love both places.. but, as they say- you can shake the sand from your shoes but, it never leaves your soul.
      We were caretakers of the Girl Scout camp ( Camp Wesumkee) - that was the best place I have ever lived!!

    Wow that one checks all the boxes. Nice sea wall, boat lift, Davits, fish cleaning station, deep water access, no grass to mow, private setting and a nice house. If you have a fat wallet and a boat this place would be perfect.
    I have a couple suggestions for video though. You could arrive on your boat with a bunch of fish. Clean the fish, include a super slowmo outdoor shower shot followed by a glass of wine in the pool on an inflatable swan.

    Beautiful home and beautiful presentation, but $8,000 a year for homeowners insurance is one of many reasons I left Florida almost 10 years ago

Yeah, can't lie there- Florida does have higher insurances compared to many other places, but it depends on what value you see in living here that makes it worth it. This property insurances are fairly typically for all three wind, flood, and homeowners insurance, which is a decent rate in the Keys. Appreciate you following the channel!

      Awe! I wish you could be here too! However, you'd surprise that taxes aren't as expensive as you might think! I hear it all the time that clients are surprised how low our taxes are compared to other markets (that are not as great as ours- yes, I'm bias haha). But I do understand it's a pretty hefty expense regardless. Taxes and insurances (wind, flood, and HO) for this property are roughly $15,000/year.

    $1024 per square foot! I thought Dallas was expensive! My wife just sold our neighbors house for $293 per square foot and I thought that was insane🤯

      Dallas and The Florida Keys are completely different markets. It definitely costs a premium to live in paradise. It's not necessarily paying for the size/square footage, this property has a lot more to offer than the upstairs interior! I appreciate you watching along, fellow Texan!     You're right it's a lovely property. But geez, a million dollars for 1,000 sq. ft. on Big Pine Key... Real Estate has certainly gotten expensive.

    Jeez, $8k a year for insurance?? Is it not above flood elevation being on stilts?

      That is actually not that bad for waterfront property. Yes, it's above flood elevation, but that is not how FEMA calculates the rates now- they stopped using elevation certificates. Obviously, it's best to have stilted homes, but that doesn't necessarily mean you will be the least amount. There's a lot to it and I would be happy to chat with you further about it, if you're interested. Flood insurance for this home is roughly $1500/year.

      I actually say the insurances in the video. The flood policy is $1300 for the year. 🙂 Not getting insurances on homes in the Keys is actually one of the biggest misconceptions.     How the heck do these homes survive hurricanes year after year?!

      Lol well, several factors: 1. Most homes are built and have protections in place to withstand up to 180mph winds. 2. It’s normally not as bad as the news makes it out to be. 3. We don’t get hurricanes every year. Our last direct major hurricane was 2017, but doesn’t just flatten the entire Keys anytime a storm hits.

    I grew up on as a waterman on an island in the Chesapeake bay. fishing, crabbing, oysters, clams. Visited a couple years ago. The city people that have moved there have ruined the island. The homes are super over priced now, and too many new homes and a gated community. I see the same thing with the keys.

    What $1million for this Little house ?? Which will probably be destroyed in the next hurricane. And I find it funny that you say it's just $8,000 in Insurance per years ( Only ! ) Just to know that there is a 60% chance that the house Will be destroyed in the next hurricane , for me it's a bad investment

      @@FLKeysMadeleine The last hurricane to hit the Florida Keys was Hurricane Irma on September 10, 2017. Irma made as a category 4 hurricane with winds of 130 mp And just the Price of the insurance is a good guess of the risks that there are to be had , So for me it's a bad investment. Sorry ! Good for you If you find someone ready to risck invest 1 million or more

    Real estate is reallynthat expensive there? Doesn't matter what your boat keel depth is in deepr water if your dock is only 4. Unless you can moor offfshore and then walk onto a dock to your house or take a tender back to the house. That's insane that a 2/2 goes for a million.

      I understand it is a lot of money, but it costs a premium to live and play in paradise! We're actually under contract as of last night!
      It's sounds like you are not familiar with Keys' boating. That is not what 4 foot control depth means lol.. You would not have to do what you said in your comment. The canal is deep (12-15ft), but in order to get out of the neighborhood and through our channels, the control depth determines the draft max. The max control depth in this area is 4ft, which is why this canal is premium.
