    Very good. Problem with Maceda law is it not enforced, and partial refunds are not automatically done. Means buyers have to file verified civil complaints with HSAC. Further, am aware of a developer having conditions contrary to Maceda law in their Offer to Purchase and Contract to Buy and Sell, ensuring no payments are refundable. So I see a developer having conditions contrary to law with no grace periods, interest charged on non-payments, and no refunds. There is a need for government oversight into adhesion contracts being issued by some developers.

    ang gsis ba ay exempted sa maceda law.may housing loan ako sa kanila na ikinansel nila pero tuloy pa rin ang kaltas sa akin.???????

    Pano po sa 4 years is more than 2 years in total po ako nakabayad including the sa equity tsaka reservation, pero may 16 months po akong arears nagpa maceda po ako, sabihin nalang natin naka 500k na po ako sa pagbayad so 250k po for 50% tapos pinabayaran sa akin ang 16months notice to cancel na sya with interest 350k ipinatong po nila ang refund so negative pa po daw ako, egg di ko na po kaya magbayad pina pa abuno pa nila po ako, tama po ba yun under maceda ?

    sir, what if po 2 years nang nagbabayad and nag-default si buyer, nag-sent ng notarial notice si seller 2 months pa after ng grace period, may interest na po ba yung non-payment ni buyer sa 2 months na yun o wala pa rin po? anyway, thanks for the vid po!

    Good afternoon po sir.. sana po mapansin ang message ko. Ask ko lang po sna. Nag cancel po ako sa isang developer ng lot nmin. Nagrequest po ako ng refund.. pero ang policy daw po nila ng refund is d po sya one time na mbbgay sa amin. Sa loob daw po ng isang taon ibibigay ang refund thru installment po.
