Also in maha stmp act, stampduty for leave and license is same as lease if executing for more than 60 months. Becuase in Manesar/Gurgaon the stamp duty is very high about 1% as compared to Maharashtra where it is much less as you said. Please read your state's Rent Control act. In such cases state stamp act will override the central act

when the license period gets over, agreement gets cancelled too. You need to again execute the agreement after 11 months
