    Hi, today we're going to take a tour of Governors Village, a Chatham County
    neighborhood with a Chapel Hill address, and then we're going to head over
    to the neighborhood wine bar, coffee bar, and grill to have a beer and
    watch the game. I'm Marianne Howell Wright, and real estate is hungry and
    thirsty work.
    We're going to take a drive down one of the streets in Governors Village.
    There are about 70 homes in the neighborhood, and they range in price from
    the mid $300's to probably the upper $400's. The neighborhood has very
    strict ARB guidelines, and you can tell from going down the street and
    looking at the houses that they're all kind of similar in style. They all
    have the white picket fences in the front with garages in the rear, and
    that makes for a really charming streetscape. The lots are pretty small,
    small enough to be beautifully landscaped but not so large that they have
    to take up so much time to take care of.
    Governors Village was first developed in the early 1990s by the same people
    who developed Governors Club, the big golf course neighborhood across the
    street. They sold the lots out really quickly to investors and speculators
    and to people who thought they might retire in the future. Because the lots
    sold so quickly, there was no cohesive marketing plan for the neighborhood,
    no designated builder, so resales were really difficult and the lots
    languished for years. Then in the 2000s when there were very few developed
    lots left, builders snapped them up and started building again.
    This is an example of one of the newer homes. Big kitchens, bright open
    spaces, big windows. Screen porches, garages in the rear. Now the
    neighborhood shares a pool, tennis courts, playground, and park with
    Governors Park another neighborhood across the street. There's also a lake
    with walking trails around it, it's really more a pond and a commercial
    area with a Food Lion, a liquor store, nail salon and of course the Bean
    and Barrel where we're stopping by to have our after real estate beer and
    watch the game. Here it comes, looks good, real estate really is hungry and
    thirsty work. Inside of the Bean and Barrel we're going to watch the game
    today.
