Just for the name “BDA site” people are paying more than 80lakhs for the sites , Which is completely meaningless there are many A Khata layouts , gated community layout with proper documents which are cheaper , closer to city & fully developed. Specially Banashankari 6th & Anjanapura literally looks like mini forest . Garbage dumping unit in bsk,No Cauvery water , rent is very low , no good family restaurants nearby, Not many IT companies nearby except global village. Finally by raising price soo much ,for a middle class people house remains only dream.
@@shrihara according to your logic bsk 6th stage has many 100ft, 80ft ,40ft roads & no dead ends but still why no development ?? This bsk 6th stage was developed in 2002 by BDA. Development of layout happens by school , college , hospital, restaurant, pub , club , metro ,IT companies etc not by size of roads.😊

This time price in SMV 4th block went for rs 9000 even though market price is 6000 to 6500. Better to buy resale sites with your advise.Keep it up. I had participated in BDA auction in 2014 for 3 BDA sites in Vasanthpura. All 3 sites bidding went well beyond the market price. Looked fishy for 30/20 sites going for 10 k and beyond that time.
The worst part is that some of these people will put their sites for resale at higher price than their bid price. Other people selling site in same block will see that and start quoting same price for their site. This is happening in Mysuru. Even there the auction has created lot of ruckus. In Hebbal, Mysore, market price is between 4k to 5k. In MUDA auction, someone purchased for 6k !!! And that news went viral and others selling their site in Hebbal also raised it to 6k !!

Why are you two not highlighting the fact that resale properties are not accepting full amount in white and registered value. They take only SR value. That is the problem. People who want in full white have no choice other than auction.

People who have paid 20 to 40 percent higher than market price have to wait at least 5 years just to get their price in market. For 5 years, they will loose value of their hard earned money. For example, someone bid 80 Lakhs for NKPL 30x40 site last year auction. Market price is 55 Lakhs. Just to get their site resold for 80 Lakhs, they have to wait 5 years. After that they can sell it for 80 Lakhs or more. If they had 80 lakhs in bank, it would be 1 cr in 5 years, but plot is still below 80 Lakhs.
If money is kept in bank, income tax letter will come and not 1 crore, even the fixed deposit 80 laks will vanish. So better to invest in real estate. 😅😅😅.

you are right, it depends on interest rate, right now Bank/FD is better as interest rate is 8% but property cannot give this return as loan rates are also high, but if interest rate is around 4-5% the property gives better return as many will buy

I am disheartened to see.. BDA is a government organisation whose intention should be helping people to buy a house for themselves at lower price specially for people who don't have a house. But BDA is operating like a private organisation who work only for profits and making people pay higher than the market. Sad! No body to question this to them??

Exactly brokers are the one reason of rise in property rates, they increase whichever side they getting profit..

8th block corner sites are 12k. I was looking over from past 6 months, the corner east or north is average between 11 to 12k

Only BDA layouts have properly planned roads with NO DEAD ENDS. In Private layouts, they will have only one connecting road.

BDA layouts are wide Roads.A Katha ,Gated will have narrow Roads. Now a days car days
