Be careful buying land in Zanzibar and Tanzania in general. The land usually very cheap but only dedicated for TZ citizens and not for foreigners. Foreigners can lease but also, they need to be careful with sellers and also terms and conditions. Even Tanzanian citizens it can be hard sometimes if one acquires citizenship from another country automatically loses the right to own land in Tanzania even if she/he was born in Tanzania with both parents Tanzanians.

I didn't and don't have an agent. When I started asking around people said to find someone that you connect well with and they will communicate with people in the community who are selling land. I started speaking to local people (who already own businesses locally) and ended up visiting a lot of available plots. If you decide on a plot, you need to find a lawyer and then arrange to speak to the chief of that area. None of this requires any money. I would highly suggest you visit the country that you're interested in so you can do the leg work. Thanks for watching

Why do you wanna lease a land you gonna build on? I think it's a good idea to consider going to a place where you can actually buy and own the land. If leasing is the only available option, then you might want to consider lease to buy/own with the right of first refusal clause. This will give you an opportunity to buy the land in the future after you become a citizen of the country. Pls do not sign anything until you have a good attorney.

I though that a foreigner can not buy/lease a plot of land on his personal name. Only by starting a business and buying it in name of this business. Then still when you invest more than 500.000 dollars (you have to buy it via TIC) - or you have a local partner that has 51% of the shares. Am I so wrong??

Do thorough research, have a plan and analyze all your risks before investing in land in Tanzania. Buying land whether in mainland or Zanzibar is not easy unless you're a citizen. For all foreigner buying land is only legal via a business or as an investor and it will cost you money and alot of time, not forgetting dealing with immigration. Zanzibar is 100x harder with limited choices at high cost. Special economic zones like Fumba Town allow you to own property but you still need to deal with immigration. Again do thorough research...best wishes...

Exactly. As I understand, if you're not a Zanzibar native, you may lease for 30 or 60 years. A 99 year lease is available, but not to foreigners.
Where is this place. And did you end up buying one? We sell ours for much cheaper than the price mentioned there but it is in the south of Zanzibar.
